Castaic, California Location
Castaic is located in Santa Clarita Valley in an unincorporated area of Los Angeles County. While most visitors in Castaic are there for the lake and recreational facilities, the community has so much more to offer. Yes, there is plenty of fishing, water skiing, swimming, picnicking, hiking and other recreation, but nowadays there are some terrific housing developments too!
Castaic is now an extremely desirable place to call home and buyers should look closely to see if it is a suitable option.
Homes Common in Castaic CA
Years ago Castaic was known for being a truck stop with a large picturesque lake. Though the lake has always been an attraction, Castaic has developed into a mecca for home buyers. There are now multiple housing developments and buyers generally find home prices are slightly more affordable, especially when comparing other nearby communities. As with most communities, there are a variety of home types available, from condos to ranch property.
There are traditional neighborhoods such as Northlake with an HOA and recreational amenities. There are other neighborhoods with no HOA. So far we have not seen any communities in Castaic with a Mello Roos!
Take a drive back through the scenic hills of Castaic. Depending on where you end up, you may discover a number of large, sprawling ranch homes for sale in Hasley Canyon. These ranch properties are great for those with a desire to escape the city life but remain nearby local conveniences.
Castaic Local Conveniences
The Castaic schools are outstanding and certainly rival the school districts in neighboring communities. Castaic now has their own High School. There are also three elementary schools and a middle school. The middle school is quite unique and the only one we’ve ever seen with their own sports stadium.
Nearby local conveniences will depend on exactly where a given home is located. Some homes are a few blocks from local convenience shopping and dining. Other areas will require a short drive and some will be a few miles. Of course, there’s plenty of shopping and dining a few miles to the south in Santa Clarita.

So, what’s the downside to Castaic? We don’t really think there is a downside, but if there was one we’d have to say it’s the very occasional snow that occurs to the North of Castaic during the winter. This is kind of a local joke because we rarely get any snow in these parts! When there’s heavy snow up the grapevine to the north, Interstate 5 will shut down, right at Castaic. No huge problem, but during those rare shut down periods there can be traffic problems when trying to access Interstate 5.
