Copper Hill North Community Overview

The Copper Hill North community consists of 24 separate neighborhoods or assigned subdivisions. We’ve spent time in nearly all and found them to be nicely maintained, with homes of all sizes, types and designs. Many, but not all neighborhoods come with a HOA cost and a Mello Roos.

Although most neighborhoods consist of single family homes, there are also condos and townhomes in the Mountain View Courtyards and Mountain View Villas. Overall, the homes are quite nice and generally good sized. Some even have their own pools, hot tubs, space for parking recreational vehicles and plenty more! We’ve even seen a few homes with a Casita.

The community extends a couple miles back up in the hills, providing residents with plenty of peace and quiet. On a recent drive through the community we enjoyed some amazing views and gorgeous landscaping. More than a few homeowners have installed environmentally friendly solar panels on their roof tops. Looking at the subdivision map lower down this page, we see approximately half the neighborhoods are situated at the bottom of the community and the other half further up in the hills. Yep, some homes will come with views.

Although there are a few neighborhoods with recreational amenities, the majority of the HOA’s include grounds maintenance and perhaps a small neighborhood playground. There are very few neighborhoods with pools and hot tubs.

Amenities

Unlike many Valencia communities, in Copper Hill North there are no resort styled recreational areas serving all the neighborhoods. Yes, a few specific neighborhoods have their own pools and hot tubs, but not many. In fact, some buyers are attracted to the community specifically because of their desire to avoid HOA costs. Yes, it is possible to buy a home in a nice neighborhood, with no HOA and no Mello Roos.

Looking at the aerial footage in our video, we notice many homeowners have their own built in swimming pools and hot tubs. This is quite common in neighborhoods without HOA recreational amenities

Nearby Parks & Trails
There are developed trails in various locations throughout the neighborhoods. Also, if you enjoy spending time at the park, there are two parks located within the community and a number of others nearby. Pacific Crest Park is a local neighborhood park with a playground, restrooms and an expansive greenbelt, perfect for soccer. There is also Copper Hill Park which has some very nice developed trails & small playground.


Nearby Schools, Shopping & Dining

Mountain View Elementary is situated directly within the community nestled between the subdivisions of Mountain View, Tapestry, Sage, Crossroads and Reserve.

Other nearby schools include Saugus High School and Arroyo Seco Junior High.

Local Conveniences
Residents of Copper Hill North have ample local convenience shopping available nearby, just off of Copper Hill Drive. There are some outstanding restaurants, drug stores and much more! Additionally, there is top shelf shopping and terrific dining just a short 5 or 10 minute drive to multiple locations, including the local Mall.

See below our descriptions of each neighborhood in Copper Hill North. Please keep in mind, all indicated home sizes should be considered to be approximate. Wherever possible we note if there is a HOA or Mello Roos. Be advised, over time this information can and will change. Before making an offer to buy a home, be sure to verify all HOA amenities and the associated costs, including the cost for Mello Roos, if any. If we are representing you to buy or sell a home here or in any community, we’ll verify this information for you.

Acacia – Built in 1999 to 2001. These are mostly single family 3 and 4 bedroom homes though there are some condos mixed in as well. These homes are sized from around 1,600 to 1,867 SF. There are some nice 3 bedroom condos as well. There is a private HOA recreational area including a pool, hot tub and restrooms. There is also a Mello Roos!

Bella Vida – A gated community located a couple miles north of Copper Hill Drive, basically where Seco Canyon Road ends. The Bella Vida’s are large 4 and 5 bedroom houses sized from 3,000 to 3,500 SF and built around 2006. Very nice homes! There is a HOA cost which includes security gates and grounds maintenance. No Mello Roos, but be sure to verify!

Big Sky – Big Sky consists of 4 and 5 bedroom houses built around 2001. The homes range in size from approximately 2,700 to 3,700 SF and situated about 1.5 miles north of Copper Hill Drive, up North Rock Canyon. The HOA includes grounds maintenance and a playground area. No Mello Roos!

Canyon Heights – Located slightly north of Copper Hill and just west of Haskell Canyon Road. You’ll find 3, 4 and 5 bedroom houses built from 1997 to 2000. Nice sized homes from approximately 2,084 to 3,265 SF. No Mello Roos and No HOA!

Canyon Ridge – These are mostly 4 and 5 bedroom houses with a few home with 6 bedrooms. Centered between Seco Canyon and Haskell Canyon, very slightly north of Copper Hill Drive. The home sizes range from about 2,401 to 3,482 SF. Some of these homes have RV parking. No Mello Roos or HOA!

Cross Roads – This neighborhood was built from 2000 to 2003. Situated up North Rock Canyon, near the top of Copper Hill North. Gorgeous large executive style homes and many with swimming pools and RV parking. Mostly 4 and 5 bedroom homes size ranging in size from around 1,890 to 2,734 SF. There are also a few 3 bedroom homes to be found. The HOA includes common area maintenance and a playground area. No Mello Roos!

Estrella Vista Neighborhood Sign

Estrella Vista – Built around 2003, this neighborhood consists of 3, 4 and 5 bedroom homes sized from 2,024 to 3,382 SF. Located next door to the Canyon Ridge tract. Low HOA and NO Mello Roos. HOA covers common area maintenance only and there is no swimming pool area. See our Estrella Vista neighborhood report.

Hidden Ranch (Pacific Hills) – Absolutely gorgeous! Large executive style homes with the smallest sized at about 3,400 SF. Built in 2003 and 2004! These are amazing homes and if you’re looking for that very special home, we urge you to have a look. Many 4 and 5 bedroom homes with 4 bathrooms, family rooms, dining rooms, swimming pools etc. No Mello Roos but there is a HOA which includes a playground and grounds maintenance only.

Legends – If you’re searching for a good sized home with an elegant designers touch, check out the Legends community. The Legends are located about 2 1/2 miles up above Copper Hill Drive at the furthest northern edge of Copper Hill. Built in 2004 and 2005, the homes here range in size from 2,734 to 2,886 SF. These 4 and 5 bedroom homes have beautiful curb appeal and come with an attached 3 car garage. There are no recreational amenities to speak of, but there is a monthly HOA cost for common area maintenance. No Mello Roos.

Miramonte Neighborhood – Very nice homes and some even have a Casita. Miramonte is located down low at the south end of Copper Hill North. The homes here have 4, 5 or 6 bedrooms sized from approximately 3,018 to 3,863 SF and built from 2000 to 2003. There is no HOA and No Mello Roos! Mountain View Cottages – Located next to Seco Canyon at the west edge of the Copper Hill North, these cozy 2 and 3 bedroom Mountain View Cottage homes are typically smaller and many are single story homes. Built in the late 80’s, the homes are sized from 972 to 1,592 SF. These homes are a bit smaller, but might make a decent choice for buying a first home. No Mello Roos or HOA!

Mountain View Courtyards – Also referred to as the Seco Canyon Mountain View Courtyards, this is a condo/townhome neighborhood situated next door to the Mountain Cottage tract. Very cute units and perfect for the first time home buyer. The homes come with 2 or 3 bedrooms sized from 850 SF and the largest is about 1,200 SF. There is an HOA with a community swimming pool and playground.

Mountain View Homes – Single family homes and very similar, but larger than those found in Mountain View Cottage. These Mountain View homes are sized from 1,131 to 2,214 SF and most have 3 or 4 bedrooms. No Mello Roos or HOA!

Mountain View Villas – This is a gated community of townhomes or condos built in 1989 and 1990. The Mountain View Villas are located at the south west edge of Copper Hill North. The homes range in size from 1,040 to 1,344 SF and include a community pool, spa and of course, there’s an HOA cost! We do not think there is a Mello Roos here, but cannot be 100% sure.

Phantom Trail – Very small neighborhood located just above the Reserve subdivision. There is a small park like picnic area but no recreational amenities. The HOA cost is unclear but seems bit steep and there is no pool or recreational area. No Mello Roos. Be sure to double check this information!

Reserve – Built around 2003, the Reserve neighborhood is also known as Pacific Crest and located up near the top of North Rock Canyon Drive. The homes here have 3, 4 or 5 bedrooms and range in size from 2,208 to 3,170 SF. We really like this neighborhood and it’s a good representation of the newer neighborhoods making up Copper Hill North. No Mello Roos but there is a HOA with a playground area only.

Sage – The smallest homes here are sized 2,829 SF and the largest is about 3,744 SF. Located up near the top of the Copper Hill North community just off of Seco Canyon. Another gorgeous contemporary tract of 3, 4, 5 and 6 bedroom homes. No Mello Roos and minimal HOA amenities. No pool area.

Sonota – Situated at the west end of Copper Hill North and is one of the developments located to the west of Haskell Drive. The homes were built around 2002 and range in size from 2,141 to over 3,400 SF. No HOA but there is a Mello Roos.

Spring Rain – Beautiful neighborhood up in the northern hills of Copper Hill North. The Spring Rain development offers plenty of privacy and filled with beautiful homes. You’ll find 3 bedroom homes with 1,890 SF and then 4 and 5 bedroom homes up to 3,123 SF. Just gorgeous, there’s a local neighborhood park within walking distance. There is a HOA but no recreation area. No Mello Roos.

Summer Moon – Located right next door to Spring Rain and the homes are similar. There is a HOA but no recreation area. No Mello Roos.

Tapestry – Built in 2003, this development is located up North Rock Canyon Drive. You’ll find 4 and 5 bedroom homes from 2,800 to 3,200 SF. HOA with a playground, no recreation area and no Mello Roos.

Timberline – Located up at the top of Copper Hill North, some of the homes offer amazing views. The homes are large and sized from 2,705 to 3,213 SF. This neighborhood does have an HOA. No Mello Roos.

Whispering Oaks – Built around 2002, this Whispering Oaks development is filled with large 4 and 5 bedroom homes. The home sizes go from 2,742 to 3,400 SF. Whispering Oaks is located North of Copper Hill Drive and just West of Haskell. No HOA but there is a Mello Roos.

Wisteria – Located next door to Whispering Oaks and is very similar. The difference is, the Wisteria home sizes are a bit smaller and include some 3 bedroom homes. There is a Mello Roos and an HOA with amenities including a pool, hot tub, basketball court, picnic area & playground.
