Lower North Oaks Neighborhood Overview
North Oaks of Canyon Country is home to many residents, but Lower North Oaks is not one of Santa Clarita’s shiny new neighborhoods. This is an older and more established neighborhood, filled with mostly single story three bedroom homes developed in the early to mid 1960’s. Canyon County 1 is actually made up of well over 30 subdivisions. If North Oaks is not for you, be sure to have a look at more first hand reports about the many Canyon Country neighborhoods.

Schools & Local Conveniences
Schools nearby Lower North Oaks include Canyon Springs Elementary, Sierra Vista Junior High and Canyon High School. Sierra Vista Junior High and Canyon Springs are conveniently located directly within the neighborhood.
There are a many shopping and dining locations situated within walking distance for most local residents. Most everything is situated on all sides of the intersection of Whites Canyon Road and Soledad Canyon Road.
More nearby popular conveniences include North Oaks Park located next to the high school. There’s a pool, baseball field and some trails. There’s also a Boys and Girls Club at Sierra Vista.
Local Insider Note: You can buy the BEST meat in town located near the north edge of the neighborhood at Bob’s Country Meats.
There really is no shortage of local conveniences near the community and many within walking distance.
About HOA’s
As mentioned, you won’t find any single family homes in the Lower North Oaks subdivision with a HOA. There are no condos directly within the neighborhood.
When viewing homes for sale in Lower North Oaks you’ll see older, established homes, but most are well maintained. Also, this community was developed in an earlier time and there are no Mello Roos Taxes and no homeowner’s association! While homes in a homeowner’s association maintain their value better than those homes not in an association, there are also many benefits to residents living in HOA free neighborhoods as indicated below.
Pros and Cons for Residents Living in Neighborhoods With No HOA
- Pro – No HOA Monthly Fees – Nice!
- Pro – No HOA Restrictions – If your front yard doesn’t look perfect, you will not receive a letter from the home owners association because there is none!
- Pro – Park RV’s and Boats – No Problem! Although you still have city ordinances to follow.
- Con – Home Values – typically, homes in neighborhoods with no HOA don’t always maintain their value as well.
- Con – No Community Amenities! – But in Canyon Country residents can always go to the local North Oaks Park Swimming pool!
- Con – Fewer Developed Trails – There is a developed trail that runs east and west alongside Soledad Canyon Road. There are no neighborhood paseos.
