General Description of Homes in the Woodlands

The Valencia Woodlands homes and the community as a whole really is quite beautiful. There are a mix of Spanish themed, single family homes combined with nicely appointed detached condos. The homes are situated within four different neighborhoods or sub divisions and the common areas are well maintained. Here's are the four nwighborhoods.

  • Ironwood - Consists of a mix of condos and houses sized from 2,600 to 3,400 sq ft. Most homes have 3 and 4 bedrooms.
  • Carmelita - Condos and houses, also with 3 and 4 beds but these are a little smaller, from around 1,600 to 2,400 sq ft. Most homes are in the 1,900 to 2,000 sq ft range.
  • Garland - These are single family homes sized at approximately 3,000 sq ft.
  • Presidio - These homes are the largest and most exclusive in the Valencia Woodlands. They are also the most expensive and sized at least 4,000 sq ft with 4 and 5 bedrooms. We even noticed a 7 bedroom and 7 bathroom home. Very nice indeed!

Some of the homes have their own casita and others have an upstairs balcony, offering some terrific views of the next door golf course.

Community Amenities

There is no Mello Roos for the Woodlands community but there is a homeowner's association. The cost of HOA dues will fluctuate based on the subdivision and if the home is a considered a condo or single family residence. Oh, and by the way, the legal title for the condos show them as condos, but they are really detached condos.

The community amenities are among the best in all of Santa Clarita. There's is a large swimming pool, spa, basketball, playground, tennis, hiking trails, mature trees and an expansive greenbelt. Then, if you like golf, the Valencia Country Club is right next door. In fact, depending on the neighborhood, there are some very nice views of the course.

If you're not familiar with our Valencia schools you'll be happy to know they are absolutely top flight. In fact, there's rarely any need to waste money on private schools because the schools here are just that good!

The grade school children living in the Woodlands will attend highly regarded, Bridgeport Elementary. It's not within walking distance though but it's only a very short drive. The younger middle school teens will attend Rancho Pico Junior High and the older teens go to West Ranch High School.

School attendance boundaries sometimes change, so if it's important exactly which school your children attend, always verify with the schools.
