Woodlands Community Overview
The neighborhoods in Woodlands were developed from 1999 to 2002 and includes four subdivisions of single family homes and detached condos. This community is quite beautiful and feels calm and peaceful. Driving through the main gate entrance you pass under a gorgeous, arched guard structure. It's the perfect introduction to this spectacular group of neighborhoods. From there, it's obvious the common area is extremely well appointed and perfectly maintained.

Amenities in the Valencia Woodlands
Like most Valencia master planned communities, the Woodlands with a homeowner’s association. Residents can enjoy a host of amenities and the exclusivity, privacy and security of living in a guarded and gated community. The cost of HOA dues will fluctuate based on the neighborhood and whether or not the home is considered a detached condo or single family residence.
The community amenities are terrific. They are actually secluded at the very top edge of the community and include a large, refreshing swimming pool, spa, basketball courts, a playground, tennis court, hiking trails, mature trees and an expansive greenbelt. If you like golf, the Valencia Country Club is right next door. In fact, depending on the neighborhood, there are some very nice views of the fairways.
No Mello Roos
If you hope to buy a home in the Woodlands, you will be pleased to know there is NO Mello Roos.
Schools and Local Conveniences
There are no schools directly within the Woodlands community. Nearby schools include Bridgeport Elementary School, Rancho Pico Junior High and West Ranch High School. West Ranch is a newer school and also situated nearby Valencia Westridge and Stevenson Ranch.
Bridgeport Elementary is part of the Saugus Union School District. Rancho Pico and West Ranch are both part of the William S. Hart School District.
There is no convenience shopping or dining within the community, but there is a wide variety of options within a very short drive.
It's no secret, Valencia has some of the best shopping and dining in all of Santa Clarita. You’ll find many terrific stores and restaurants at the mall just down the street and on both sides of Valencia Blvd. Residents have everything they need within a one mile drive.

The 4 Subdivisions in Valencia Woodlands
The Valencia Woodlands community is really quite beautiful with a variety of architectural styles like Monterey and Santa Barbara architecture. These styles can be found in the single family homes as well as the nicely appointed detached condos. The homes are situated within four different subdivisions and the common areas throughout the community are well maintained. Below are the four neighborhoods.
- Carmelita -Smaller in size than the other subdivisions, these detached condos range from 3-4 bedrooms approximately sized from 1,640-2,356 sq ft.
- Ironwood - Also considered detached condos, but larger in size than the Carmelitas. The Ironwoods feature 3-5 bedrooms ranging from approximately 2,660-3,758 sq ft.
- Garland - Single family homes ranging from 3-5 bedrooms approximately sized from 2,963-4,000 sq ft.
- Presidio - The largest estate sized single family homes in the community featuring 4-6 bedrooms ranging from approximately 3,464 to just over 6,000 sq ft.
Some of the homes may have their own casita, a lovely courtyard or an upstairs balcony, offering some terrific views of the next door golf course.
