Description of Neighborhood and Homes
Deerlake Ranch is made up of four subdivisions encompassing around 314 contemporary single-family homes, many of which offer city and mountain views. For those seeking an extraordinary home within a calm and tranquil setting, this is it! Even better, most of the community is gated to vehicle traffic, providing residents with an added layer of security and privacy.
Common Area Photos
As of late 2023, the Ridgepointe and Crestley homes are complete and occupied. Pulte Homes is progressing with the development of the Skyline and Horizon neighborhoods. All combined, the 2 story homes are sized from approximately 3,000 up to around 4,300 square feet, each with a 2 car or 3 car tandem garage. All have front and backyards, many large enough to add a built-in swimming pool.

Generally, entering the home there’s a foyer, the living room, kitchen and dining area is open, there’s a flex room, powder room and perhaps an office. A typical 2nd floor layout includes a loft, hallway, secondary bedrooms and bathrooms, the primary bedroom and bathroom retreat and a balcony. Many homes have one bedroom and a full bathroom situated on the first floor and some even come with an outdoor California Room.

When entering Deerlake Ranch from Poema Place, we drive up the hill and pass a small group of Skyline homes on the left. Then, cross a lovely bridge to enter the main community. The HOA recreation area is on the right in the un-gated portion or the neighborhood. The 2 gated entries are on the left, one on Deerlake Ranch Drive and the next on Canoga Avenue. Basically, take either gate and the street circles around up the hill before coming back down connecting to the other entrance. The community can also be approached from Canoga Avenue. The common area landscaping has a rustic feel and we see a good amount of drought tolerant plants and shrubs.
Deerlake Ranch Homes For Sale

Although as of late 2023 this community is still under development, the Crestley and Ridgepointe subdivisions were completed back in 2020 and 2021. As a result, the listings displayed could be private resales or brand new homes listed by the builder, Pulte Homes.
Deerlake Ranch Amenities
Of course, the community is about so much more than just the homes. Residents enjoy resort styled recreational amenities at the Canyon Club. There’s a well appointed clubhouse, an incredible swimming pool, hot tub, lounge areas, barbecue area, pizza oven and plenty of room for special events.
As an added bonus, there are miles of trails, perfect for horseback riding, hiking, jogging or cycling. In fact, here in Chatsworth there are miles of equestrian trails, much loved by horses and people alike!
Of course, there is a monthly HOA fee and a small annual Mello Roos.
Schools & Local Conveniences
Porter Ranch Community School is the nearest public elementary school and is located less than 4 miles to the east.
The public schools in the North SF Valley area are part of the LA Unified School District. There are also a number of private schools such as Sierra Canyon School and Chaminade College Prep. The best way to find a public school in the area is by visiting the LAUSD School Finder site.
Convenience Shopping & Dining
Nearby convenience shopping and dining is located about 3.5 miles to the east in Porter Ranch. Additionally, here in the North San Fernando Valley area there are an endless variety of options for more shopping, dining, schools, parks, public transportation, entertainment and much more.
Golf Anyone?
Although there is no golf directly within Deerlake Ranch, the Porter Valley Country Club is just next door in Porter Ranch.

Subdivisions in Deerlake Ranch
See below, our brief descriptions for the homes in each of the neighborhoods. All are single family, 2 story homes with modern, open floor plans, some with a loft, flex room, office and California Rooms. Some even have a downstairs bedroom and full bathroom or next-gen space. Although we cannot say there are homes to fit every budget, we can say they are all amazing!
Ridgepointe
The homes in Ridgepointe were built by Van Daele Homes, mostly in 2020 or 2021. They are generally sized up to 4,290 square feet with 4 or 5 bedrooms and 3.5 to 5.5 bathrooms. Of course, some homes will come with California Rooms, lofts, offices, views and plenty more.
Skyline
Built by Pulte Homes, construction continues in 2023 and into 2024. Most homes are situated on terraced lots with lovely views of the North San Fernando Valley below. As with the other homes here in Deerlake Ranch, these are sized large, from approximately 3,206 to 3,741 square feet.
Crestley
Built around 2020 by Landsea Homes, the Crestley homes come in 3 plans and sized from approximately 3,047 up to almost 4,000 square feet. Each home comes with 4 or 5 bedrooms and 3.5 to 5.5 bathrooms, a loft and plenty more. Overall, they are quite beautiful.
Horizon
The homes here in Horizon are also built by Pulte homes and are sized from around 3,555 to 4,301 square feet. If we had to choose two words to describe the homes, it would be contemporary elegance! All of the models are designed with contemporary open floor plans, many with high ceilings, giving the space an amazing grand appeal. As of late 2023, construction is ongoing and will continue into 2024.
