Sage Community Overview
As of late 2023, all new home sites in Sage are sold and construction is complete.Similar to the surrounding neighborhoods within the larger community, Sage is a recent addition, characterized by well-maintained common areas that exude a polished appearance. The landscaping in these communal spaces features drought-tolerant plants and shrubs, clearly reflecting a thoughtful approach to water and energy conservation during the construction process. While the absence of expansive greenbelts might be noticed by some, the value of such conservation measures becomes evident and appreciated, particularly in the event of future droughts.
The homes at Sage feature sleek and contemporary exteriors, thoughtfully designed to harmonize with the neighboring subdivisions. Ranging from approximately 2,121 to 2,800 square feet, these residences offer an array of options, including 3 to 5 bedrooms, 2.5 to 3 bathrooms, a 2-car garage, and some even come with balconies, covered patios, media rooms, and versatile lofts that can be converted into additional bedrooms.
Every home at Sage includes both a front and back yard, although their sizes vary depending on the lot configuration. It’s worth mentioning that the neighborhood has an HOA and a Mello Roos.
The ground floor of each home typically comprises the garage, an EV station, entryway, a convenient half bathroom, and a welcoming living room that seamlessly connects to the modern kitchen. Most bedrooms and the laundry room are located on the upper level, although select homes offer the luxury of a downstairs bedroom with a full bath.
HOA & Amenities
While Sage itself doesn’t have recreational amenities within the neighborhood, residents enjoy the proximity to Confluence Park, just a short drive away. This recreation area offers a multitude of attractions, including a spacious multi-use building, inviting swimming pools, a relaxing hot tub, comfortable lounge areas, barbecues, a park, and much more. Additionally, residents have easy access to nearby trails, parks, and playgrounds.
We’ve toured nearly every community HOA recreational area here in Valencia and for now, this one at Confluence Park is the largest.
HOA Costs and Mello Roos
If buying a home here be sure to verify the monthly HOA costs and annual Mello Roos amount. Also, check to see if there’s a second HOA for the overarching community.
Parks & Trails
There are a number of developed trails within the overall community and lead to some interesting park areas. There’s even a community garden and Pump Track.
Schools & Local Conveniences
Currently there are no schools, convenience shopping or dining within the community, but it’s about 2-1/4 miles to plenty of nearby locations.
Nearby schools are all located together, next door in the Westridge community. The high school is West Ranch High, the junior high is Rancho Pico and the grade school is Oak Hills Elementary.
The high school and junior high are part of the William S. Hart school district and the grade school is in the Newhall School District.
