Sunset Heights is an un-gated, tucked-away neighborhood in Canyon Country, marked by a lovely monument and sign at the main entrance from Sierra Highway. As you head up the winding stretch of Linda Vista Street, it almost feels like you’re entering a small mountain park, thanks to the mature trees and natural, scenic setting. Once inside, the community immediately feels calm and well established, with quiet streets and a traditional suburban atmosphere. The neighborhood sits along a ridge, giving it an elevated feel and a sense of privacy that sets it apart from many nearby areas. It’s a peaceful spot locals appreciate, and one that still feels connected to everything around it.
Home Descriptions
Sunset Heights is made up of approximately 172 homes, many often referred to as executive-style residences. Built in the early 2000s, these homes offer the kind of space and comfort many buyers appreciate. All are two-story properties ranging from roughly 2,450 to 3,660 square feet, typically with four to six bedrooms and two- or three-car garages. Thanks to the ridge-top setting, several homes enjoy attractive mountain or city views. Most include both front and back yards, a variety of thoughtful upgrades, and in some cases, swimming pools. There is an HOA here, but no recreation area — the association primarily maintains the common spaces, and best of all, there’s no Mello-Roos.

Enjoying the Outdoors in Sunset Heights
Although Sunset Heights doesn’t include its own HOA recreation area, the neighborhood still offers plenty of outdoor enjoyment. The common areas are nicely maintained, and the winding, tree-lined trails and sidewalks along Linda Vista Street create a pleasant approach into the community. Inside the neighborhood, sidewalks run throughout—perfect for a brisk morning walk, an evening stroll, or simply enjoying the peaceful surroundings.
Just outside the neighborhood, you’re only a short drive from two great local parks: Skyline Ranch Park to the west and Canyon Country Park to the south. Both parks are well equipped with playgrounds, sports courts, baseball fields, and open areas for recreation and family fun.
Schools and Local Conveniences
Sunset Heights is served by the William S. Hart School District. It’s about four miles to Canyon High School and Sierra Vista Junior High, and two nearby elementary options include Mitchell Community School and Mint Canyon Community School. Also, the College of the Canyons Canyon Country Campus is just to the north.
When it comes to shopping and everyday conveniences, residents have plenty of choices within a short drive. You’ll find grocery stores, restaurants, and local services just a mile or two away, along with additional retail options throughout Canyon Country.
