Originally built by KB Home, Sage is a newer neighborhood of approximately 90 single-family homes located in Valencia, California, next to the Skylar neighborhood in the FivePoint Valencia MLS area. The community sits just off Riparian Avenue, about 1.2 miles north of Magic Mountain Parkway, and was completed in 2024.

Sage Neighborhood Overview

One of the things that makes Sage stand out is how clearly defined the neighborhood is. As you drive through the area, it’s immediately obvious when you’ve entered Sage — something that isn’t always the case in nearby communities where multiple neighborhoods blend together.

Within the larger master-planned FivePoint Valencia community, Sage is one of the few neighborhoods made up entirely of traditional single-family homes. Unlike many surrounding areas that consist of condos or townhomes, Sage offers a more familiar neighborhood layout with detached homes, private yards, and clearly established streets.

Another feature many residents appreciate is the presence of sidewalks throughout much of the neighborhood, making it easier to walk, jog, or take a casual stroll — something that isn’t as common in other parts of the community.

Like the neighboring subdivisions in the area, Sage is known for its clean, well-maintained appearance and thoughtfully planned layout. Landscaping throughout the neighborhood is drought-tolerant and designed with water conservation in mind. While front lawns are minimal, the overall look is modern, cohesive, and easy to maintain.

Home Descriptions

Homes in Sage feature sleek, contemporary exteriors designed to complement the surrounding community. Each home includes both a front and back yard, and some properties also enjoy scenic mountain views.

Living spaces range from approximately 2,100 to 2,800 square feet, with a variety of floor plans offering three to five bedrooms, two-and-a-half to three bathrooms, and two-car garages. Some layouts include covered patios or decks, media rooms, and versatile loft spaces — some of which have been converted into additional bedrooms.

The ground floor typically includes the garage, main entryway, a convenient half bathroom, and a welcoming living area that flows into the modern kitchen. Most bedrooms and the laundry room are located on the upper level, although select floor plans offer the added flexibility of a downstairs bedroom with a full bathroom.

HOA Costs and Mello Roos
Homes in Sage are part of a homeowners association and are also subject to an annual Mello-Roos assessment. HOA dues and Mello-Roos amounts can vary, so it’s important to verify current costs and confirm whether more than one HOA applies.

HOA & Amenities

Residents of Sage enjoy convenient access to Riparian Neighborhood Park, located along the west edge of the neighborhood and completed in 2025. This newer park includes a large greenbelt, a full basketball court, playground equipment, restrooms, and walking paths that loop around the park — making it an easy spot for everyday outdoor time close to home.

Sage is also just a short drive from Confluence Park, one of the most impressive HOA recreation areas in Valencia. Amenities here include multiple swimming pools, a large multi-use building, a relaxing hot tub, lounge areas, barbecues, and open green space. Having toured HOA recreation facilities throughout Valencia, this one truly stands out and feels more like a resort than a typical community amenity.

In addition, residents have access to miles of interconnected trails that link to smaller neighborhood parks, a shared community garden, and Verve Park, a larger community park that opened in 2025.


Schools & Local Conveniences

Nearby schools are primarily located in the neighboring Westridge area and include West Ranch High School, Rancho Pico Junior High School, and Oak Hills Elementary School. Additional elementary school options can also be found just a few miles away in other parts of Valencia, east of Interstate 5.

Sage is conveniently located near shopping, dining, and everyday services along Magic Mountain Parkway, with quick access to Interstate 5 for commuting throughout the Santa Clarita Valley and beyond.
