Williams Ranch is a brand new, 430 acre development of homes under construction in Hasley Canyon of Castaic. Williams Homes is the builder and this partially gated community is really turning out to be something special! Homes are being built and there are 15 models now open for tours. Some of our clients are already moved in and reported the process was seamless. Needless to day, they are loving their brand new homes!

Williams Ranch Community Overview
As of January 2024 nearly half of the homes are complete and the new county park is due to open in July, 2024.
There will be approximately 497 homes in neighborhoods spread out over 430 acres. There are a good number of homes planned as single story houses. New buyers can expect good sized lots in neighborhoods surrounded by the natural beauty commonly found in the hills and open space of Castaic. Recently, it was reported the smallest lot size will be 7,000 sq ft. Just so you know, the average lot size for homes in California is 5,575 sq ft.
All the homes have been exquisitely designed and are quite spacious. Of course, the main living space is open, so in most homes the living room, dining room and kitchen are all one space. As an added bonus, many homes come with scenic mountain views, but the type of view will also be reflected in the price.

We knew this community was going to be special and now that we’ve seen and visited the homes we can honestly report, the builder has exceeded our expectations!

- Vinyard Models: Single story homes available in 4 floor plans sized from 1,736 to 2,526 SF. Includes 3 or 4 bedrooms, 2 to 3.5 bathrooms and a 2 or optional 3 bay garage.
- Meadow Models: Two story homes available in 4 floor plans sized from 2,243 to 3,320 SF. Includes 3 to 5 bedrooms, 2.5 to 4.5 bathrooms and a 2 bay garage with an option for a 3rd.
- Orchard Models: Two story homes available in 3 floor plans sized from 2,479 to 3,607 SF. Includes 3 to 5 bedrooms, 2.5 to 4.5 bathrooms and a 2 bay garage with an option for a 3rd.
- Ridgeline Models: A mix of single story and two story homes available in 4 floor plans sized large, from 2,847 to 4,522 SF. Includes 4 to 5 bedrooms, 3.5 to 5.5 bathrooms and a 2 bay garage with an option for a 3rd car garage and optional RV garage.

Williams Ranch Community Amenities
Williams Ranch is a master planned community and residents can expect to find some nicely appointed recreational amenities including a clubhouse, swimming pool, hot tub, cabanas, fire pits, greenbelts. The overall community is nicely landscaped with great views and acres of lovely citrus orchards and working vineyards. We understand there will also be a wine pavilion, certain to be a popular spot within the community!
Trail Systems
Within the community residents enjoy multiple park areas and trails, perfect for walking, jogging, or a quiet evening stroll. The trails within the community link up to parks and vineyards.
Mello Roos and HOA
Yes, there is an annual Mello Roos, but it’s not as costly as some other nearby new home communities. As expected, there are also monthly HOA costs.
Local Parks and Attractions
There is a brand new LA County Park located in the un-gated portion of the community. It’s now under construction, but expected to be complete sometime during the summer of 2024.
It’s only about 5 miles to the upper and lower Castaic Lakes. There are a variety of activities available at the lower lake including a beach, camping, picnic areas and loads of hiking trails. The large upper lake is perfect for boating, fishing and water skiing.
Caution! Before Visiting Williams Ranch
If looking to buy a brand new home here in Williams Ranch or any other new development, be sure to take us with you on your first visit. Why? Because, if you sign in at the development without us, you lose your right to have us represent you on your new home purchase. We love this new community and the folks at Williams are terrific, but we know all of the questions to ask and exactly what to watch for when buying a home in a new development. We’ll guide you every step of the way, help you ask the right questions and provide the information you need to make accurate and informed decisions. Having your own representative costs you nothing, makes good sense and provides a much needed extra layer of protection.
Nearby Schools & Local Conveniences
Nearby schools include Castaic Elementary, Live Oak Elementary, Castaic Middle School and Castaic High School. The elementary schools and middle school are part of the Castaic Union School District. The high school is part of the William S. Hart School District. See the attendance boundary map.
Local Conveniences
Future Williams Ranch residents can expect to enjoy the same local conveniences as those available to other Castaic residents. In addition to the lakes, it’s a very short drive to the Castaic Sports Complex. This includes the center, ball fields, skate park, baseball fields, gymnasium, trails, horseshoe pits & more.
There is local convenience shopping & dining at the nearby Castaic Village Shopping Center.
