Progress Video for the Williams Ranch Development
The video below was updated in August of 2021. It includes a brief description of the Williams Ranch development along with some terrific aerial footage. We will be updating this video and the Williams Ranch page on a regular basis to better help our visitors monitor the progress.
New Housing in Santa Clarita
We currently have a number of new housing communities here in Santa Clarita. Some are complete and some are nearly ready for sales. Others are just getting started. Even if all the homes in a given community are sold out, if it’s a newer community, we still include it in the list below. It’s not uncommon for a few homes to go back on the market very quickly. It’s also possible one of the last model homes is still available.

New 20,000 Home Development in Valencia, CA: Located just west of Magic Mountain, this is a huge project with the first phase now in progress at Mission Village. The first set of condos & townhomes are done and more homes are in progress. This looks to be a terrific new community and the homes are quite nice. To be honest, we’re hearing complaints about small outdoor space and generally, there’s just NOT enough elbow room. Even for the single family homes or houses! If you want a brand new home with a larger lot we recommend having a look at Williams Ranch.
Skyline: A new development of lovely homes built by Pardee Homes and TriPoint. The community is located at the east edge of Plum Canyon. Some neighborhoods are complete but there are a number future neighborhoods in the works. The main, HOA recreation area may just be the BEST ever!
Highlands: A new development coming soon in Tesoro. The rough grading is now in progress! Project includes approximately 820 homes. 360 of those are planned for the 55 Plus crowd.
Vista Canyon: This is a unique community of convenience, with over 240 detached homes in Canyon Country and is now complete.
West Creek: There are two developments recently completed in Valencia West Creek. First, we have new condos in Paloma built by Tri Point Homes. The other is Avanti and it consists of detached homes built by Lennar. Both are outstanding builders and we all know West Creek is a terrific community.

Concord at River Village: New condos built by Lennar were complete in 2021.
Williams Ranch: 497 new homes in Castaic now being developed by Williams Homes and model homes should be available to tour sometime in 2022. Of all the new developments listed, this one is our favorite and many others agree! Why? Because the lots are much larger than those in other new developments and the developer is just outstanding!
Toll Brothers at Plum Canyon: Includes 4 neighborhoods called Mirabelle, Avalon, Sierra and Victoria neighborhoods, all built by Toll Brothers and located in Plum Canyon of Santa Clarita. Mirabelle and Avalon are complete. The new gated neighborhoods of Sierra and Victoria are also complete.

Almost New
If you don’t mind buying a new home that is considered newer, but not really brand new, browse through our communities in Santa Clarita. There are a decent number local neighborhoods considered to be “newer” and worth a look. For instance, the Villa Metro community was built from around 2013 to 2017. Valencia West Creek is still very new! Check out River Village and some of the newer neighborhoods in Copper Hill North. Valle Di Oro is a lovely gated community built around 2013. We provide full reports on each of these terrific neighborhoods.

HOA’s and Mello Roos in New Developments
If you’re planning to buy a brand new home be sure to consider the additional costs for monthly HOA dues and Mello Roos Tax, if any.
HOA Facts
Did you know, some communities have an HOA but there are no usable amenities. Yep, you pay your monthly dues and it helps cover the cost common area maintenance only. Thankfully, most communities have terrific amenities including pools, spas, tennis etc. Some HOA’s are quite expensive and others are very reasonable. The most inexpensive HOA’s are typically found in the original Valencia communities.
Mello Roos
Most, (not all) new housing developments in Santa Clarita come with a Mello Roos Tax and this must be considered into your home loan equation. The costs can be surprisingly high, so be prepared and be sure to verify all costs BEFORE making an offer to buy. We have seen numerous deals fall through because the agent representing the buyer did not have the foresight to VERIFY everything prior to making an offer to buy. If you have a real estate agent from outside of Santa Clarita, be very careful. They often do not take these costs seriously and the deal ends up falling through.

Exact Cost for Mello Roos NOT Readily Available in New Developments
Another problem is, in new housing developments it’s very difficult to determine the exact Mello Roos annual costs, if any. Although the developers sales representative prefers to avoid discussing Mello Roos, they should at least provide you with an approximate percentage amount.
New Homes on the Market Built from 2015 to the Present

BEWARE! Use Caution When Visiting New Developments
When visiting a new housing development for the first time, be sure to take us with you. If you go alone and sign in at the sales office, you will NOT be able to buy a home in that development using your own agent! I don’t know about you, but when making a major home purchase, I prefer to have my own representation looking out for my best interest, as opposed to the developers sales agents. Also, as long as a reasonable commission is paid to us by the seller, as the buyer it costs nothing for your own representation and there are so many benefits. As of 2022, most builders still offer commissions to buyer’s agents.
Benefits of Working With Us When Buying a Home in a New Development
Certainly, if the developer is offering a reasonable commission for buyers agents, we are happy to provide buyers with our service. When you work with us you can rest easy knowing you have an added layer of protection. Remember, the developers representatives are sales people and it’s their job to sell and they are very good at it! Of course, they will talk up the positive and avoid the negative. Unless you know the right questions to ask, it’s not likely they will offer up all the answers you need to make accurate and informed decisions.
If the developer is NOT offering us a reasonable commission, we can still help! Work with us to sell your current home and will share questions to ask before buying.
Thankfully, we have a great deal of local knowledge and thoroughly investigate all new developments in our area. We’ll provide your with all the positive AND negative aspects of each community, the neighborhoods, homes, amenities, local conveniences and more. We will be with you when you tour the community and meet with the sales agents.
Selling Your Current Home to Buy in New Development
CAUTION: Often, in new developments the sales agents will NOT accept your offer to buy a brand new home if is contingent upon the sale of your current home. Alternatively, they may offer to buy your home. As you probably know, they are not doing this out of kindness. If you agree, you will in fact take a hit on your sale, and it could be as much as 20%!
Example: The fair market value of your home is $800,000. 20% of that is $160,000. Heck, even if it’s just $40K, do you really want to give up $40,000? This is your hard earned equity and you must protect it!
Remember, if it sounds too good to be true, it probably is! If you have a good lender/realtor team and do some proper planning, you can get your home sold fast and for the highest price. Then you’ll be in position to buy that brand new home, without taking a financial hit! We have options and solutions to help with this!
