About Valencia West Creek
West Creek offers a comfortable lifestyle with the convenient amenities you’d expect from a Valencia neighborhood. This ungated community is made up of 11 distinct neighborhoods and began development around 2007, growing into one of the more desirable areas within Santa Clarita.
The community appeals to a wide range of buyers—from first-time homeowners to those looking for larger, move-up homes within a well-planned Valencia setting.
At the heart of the community is West Creek Park, which serves as a central gathering place for residents & visitors. Surrounding the park is Village Circle Drive, a true circle that creates a unique and connected feel, bringing together the park, HOA recreation area, and nearby homes in a way that’s both functional and inviting.
A network of paseos and walkways connects many parts of the neighborhood, making it easy to enjoy a walk to the park, recreation areas, and nearby streets.

West Creek offers a mix of condos, townhomes, and detached homes, including both attached and fully detached designs. Home sizes generally range from about 1,200 to just over 3,100 square feet, with many featuring open floor plans and modern layouts.
Most homes were built between 2007 and 2020, so you’ll find relatively newer construction compared to many surrounding areas.
Outdoor space varies by neighborhood, with some homes offering private yards and others designed for low-maintenance living.
All homes are part of an HOA, and some condo-style neighborhoods may have more than one. Most areas also include a Mello Roos assessment, though there are exceptions. As always, it’s important to verify current fees and tax details before making an offer.

In fact, Santa Clarita features over 100 miles of interconnected trails and paseos, allowing residents to travel throughout the community without relying on major streets.
West Creek Park has been thoughtfully updated and now includes an inclusive play area designed for children and adults of all ages and abilities. Another nearby highlight is Terry Miller Memorial Park, a smaller neighborhood park located just east of Rio Norte Junior High, offering open space, walking paths, and a peaceful setting.
Schools and Local Conveniences
A key highlight of the community is West Creek Academy, a highly regarded elementary school located just across Copper Hill Drive at the base of the Valencia West Hills community.
One of the most convenient and unique features for families is the dedicated pedestrian bridge, which allows students to safely walk from West Creek directly to the school without crossing busy streets.
For older students, Rio Norte Junior High School is conveniently located within West Creek, while Valencia High School serves the area nearby.
The elementary school is part of the Saugus Union School District, while both the junior high and high school are part of the William S. Hart Union High School District.
Convenience Shopping & Dining
Residents enjoy convenient access to nearby shopping and dining, including the Tesoro Village Shopping Center just up the road. Additional options continue to expand across Copper Hill Drive, along with larger retail centers, restaurants, and everyday services nearby. There is also Fire Station 156 located to the west of West Creek on Copper Hill Drive.

For those who want a closer look, here’s a breakdown of the individual neighborhoods that make up the West Creek community.
Aria
Aria features two-story detached homes built between 2010 and 2016. Although classified as condos on title, they feel similar to traditional single-family homes. Homes range from about 1,600 to 2,350 square feet, typically offering 3 to 4 bedrooms, with some 5-bedroom options. Outdoor space varies from small patios to modest backyards. This neighborhood includes a Mello Roos assessment.
Artenati
Artenati is a collection of attached townhomes built in phases from 2007–2008 and 2014–2016. Homes range from about 1,250 to 2,000 square feet with 2 to 4 bedrooms. No units have neighbors above or below, and many include patios or balconies. Some homes along the ridge offer elevated views. Located near Terry Miller Memorial Park, some residents walk out their front door directly to the park. Mello Roos applies, but if interested in buying, be sure to verify.
Artisan Village
Built between 2009 and 2013, Artisan Village offers attached townhomes similar to Artenati, with 3-bedroom layouts around 1,580 to 2,090 square feet. Homes include patios or balconies, and some enjoy ridge or riverbed views. Conveniently located near Terry Miller Memorial Park.
Avanti
Avanti is a newer collection of detached homes built from 2018 to 2019. Though condos on title, they live like single-family homes. Sizes range from about 2,000 to 2,500 square feet, typically with 4 bedrooms, 3 bathrooms, and lofts. Some homes offer larger yards and elevated views. Mello Roos applies.
Esperto
Esperto consists of two-story attached townhomes built between 2007 and 2013. Homes range from about 1,250 to 1,660 square feet with 2 to 3 bedrooms. Each unit includes a balcony and 2-car garage, with no neighbors above or below. The community features landscaped walkways and common areas. Yes, there is a Mello Roos.
Estrella
Estrella is a lovely smaller neighborhood of approximately 50 detached single-family homes built in 2011 and 2012. Homes range from about 1,993 to 2,562 square feet and typically offer 4 to 5 bedrooms. There have been very few resales, suggesting strong owner retention. Yard sizes and configurations vary. Mello Roos applies.
Lavello
Lavello is one of the larger neighborhoods, featuring single-family homes built between 2011 and 2013, ranging from about 2,500 to 3,100 square feet. Located at one of the highest points in West Creek, many homes enjoy elevated views. The neighborhood includes greenbelts, paseos, and a beautiful little central park area. Yep, there is a Mello Roos.
Paloma
Paloma offers newer townhomes built between 2018 and 2020, ranging from about 1,434 to 1,830 square feet. These 3-bedroom homes feature open floor plans and a more traditional, streamlined exterior style. Pricing typically falls between Esperto and some of the higher-end West Creek neighborhoods. Mello Roos applies.
Toscana
Toscana is one of the earliest and most popular areas of West Creek, dating back to around 2008. It includes a mix of townhomes, condos, and some detached homes, arranged in smaller clusters around parts of Lavello and nearby park areas. Its layout and variety give it a slightly different feel compared to later-built neighborhoods.
