Who knows where they get their local information, but you can be assured, everything shared here is first hand and we're always happy to answer questions.
Important Information About HOA's & Mello Roos
While viewing our Valencia California homes for sale please be aware of a few important factors. First, almost ALL Valencia homes are located within a HOA so you'll need to consider the monthly cost into your financial calculations. Second, not all, but a good number of homes will also come with a special Mello Roos tax. The HOA costs can be modest or quite high. For example, in the Northpark community, the monthly cost is just $41 however it the Tesoro community it could be 10 times more. Then, the Mello Roos can be drastically different from one community to the next. Please do your research and be sure to ask your real estate agent to verify everything.
One more note about HOA's. Most Valencia community HOA amenities are quite nice however some communities have almost none. Yes, you still pay your monthly HOA fees, but you don't always get anything in return!

Residents enjoy miles and miles of beautifully developed Paseos and trails throughout all of Santa Clarita. There are also some cool gorgeous bridges allowing for safe passage across many major streets. The Paseos connect the entire community together making it possible to travel around much of Valencia without having to cross a major street.
Valencia even has a gorgeous lake in the Bridgeport community. Then, there's a top flight golf course located next door in Stevenson Ranch. How about the Robinson Ranch Country Club in the exclusive Sand Canyon of Canyon Country?
