Today we’re sharing about the popular neighborhoods in Valencia Northpark. Built from the mid 1990′s to early 2000′s, Northpark is located in the northern part of Valencia, on both sides of McBean Parkway, between Skycrest Circle and north to Copperhill Drive. Valencia Northpark Community Overview
Over they years, Northpark has become even more beautiful, renowned for its peaceful and serene environment, terrific amenities and lots of mature shade trees. The community comprises 16 subdivisions, an elementary school, a large neighborhood park, and three conveniently located recreation areas with swimming pools, hot tubs, kiddie pools and more.
There’s plenty to do in Northpark for children and adults. There’s hiking, bike riding, swimming and great trails for running or walking. If you’re into sports, you can enjoy the baseball field at the park or basketball and tennis courts in the HOA recreation areas. The paseos lead from homes, to the park, schools and even to local shopping.
Northpark Homes
Northpark offers a wide variety of traditional homes ranging from approximately 1,200 to over 3,000 square feet. These homes generally feature 3 to 6 bedrooms, 2 to 4 bathrooms, and two or three-car garages. Most have front and back yards, some with built-in swimming pools. Detached condos are available in the Mayfair or Courthome neighborhoods, and there are charming townhomes in Village Walk. While these homes are generally smaller, they are all lovely. Northpark Amenities
With the exception of the Mayfair and Village Walk neighborhoods, the other Northpark neighborhoods have access to three recreation areas. Each recreation area includes one large pool, a kiddie pool, spa, showers and bathrooms. One location has a half basketball court with lighting. Another has tennis courts, also with lighting. The large main recreation complex has an impressive pool, a large hot tub, barbecues and a lovely HOA clubhouse. When you consider all of the amenities available for the residents to enjoy, the modest monthly HOA fees are well worth it!
Residents in Mayfair and Village Walk enjoy their own pool, spa, showers and bathroom amenities located within their respective locations.
The homeowners associations in all of Northpark do an outstanding job maintaining the common areas and keeping a safe and quiet community. The HOA occasionally hosts annual events like the Easter Egg Hunts, outdoor movies at the park or pool, and holiday decoration contests that all residents can participate.
Trails, Park and Costs
Trails and Paseos
There’s a lovely pedestrian bridge crossing McBean Parkway connecting neighborhoods to each other, the park, and North Park Elementary to the famous Valencia Paseo system. It’s common to see residents walking, jogging and bicycling the trails throughout the day.
Chesebrough Neighborhood Park
The Northpark locals love taking advantage of Chesebrough Park. Centrally located within the community, the park comes with a baseball diamond, an expansive greenbelt, a large covered area with barbecues and a two playground areas, one for the toddlers and the other for older youngsters.
HOA
Residents in most neighborhoods enjoy modest HOA costs. Of course, if it’s condo or townhome complex, the price goes up.

We’re happy to report there is NO MELLO ROOS!
Schools And Local Conveniences
North Park Elementary school is centrally located next to the park and within walking distance from most homes. We often see children walking to school and even the little ones walking with a parent. Other nearby schools include Rio Norte Junior High and Valencia High School.
North Park Elementary is part of the Saugus Union School District. Valencia High and Rio Norte part of the William S. Hart School District. Also, if looking for home child care be sure to check out Gregory Family Child Care.
Local Convenience Shopping & Dining
Northpark residents enjoy nearby local convenience shopping or dining at North Park Village Square. There’s a grocery store, dining locations, a bank & more. Those living in the northern parts of the community might find shopping more convenient at nearby Tesoro Village.

Northpark Subdivisions Home Styles & Descriptions
Northpark offers a diverse selection of homes in various styles, shapes, and designs. Here, you’ll find photos and brief descriptions of the homes commonly found in each of the 16 subdivisions.
Carmel – Single-family homes with approximately 3-4 bedrooms, ranging from 1,543 sq ft to 1,932 sq ft. Features include a convenient 2-car direct access garage, downstairs laundry, and gated front courtyards.
Courtyard Collection – A cozy community of dollhouse-like homes. These detached condos, resembling single-family homes, offer 2-3 bedrooms ranging from 868 sq ft to 1,260 sq ft. They come with direct access two-car garages and a small patio or yard.
Summertime – Single-family homes with 3-5 bedrooms, ranging from 1,289 sq ft to 2,528 sq ft. They feature direct access to 2-3 car garages.
Greystone Collection – Single-family homes with 4-5 bedrooms, sized from 2,153 sq ft to 2,836 sq ft. Convenient indoor laundry areas and direct access to 2-3 car garages.
Hartford – Single-family homes with 3-6 bedrooms, ranging from 2,350 sq ft to 2,700 sq ft. Features include a downstairs laundry area and 2-3 car direct access garages. Some homes offer a downstairs bedroom and bath, while others include a loft.
Huntington – Traditional, Mission, or Craftsman style single-family homes with 3-4 bedrooms, ranging from 1,749 sq ft to 2,407 sq ft. They feature indoor downstairs laundry and 2-car direct access garages.
Mayfair – Detached condos with a single-family home feel, offering 2-3 bedrooms sized from 1,234 sq ft to 1,450 sq ft. These homes include an indoor laundry area and 2-car direct access garages. Note that the Mayfair subdivision does not have access to the Northpark HOA amenities, as it has a separate Homeowners Association with its own amenities.
Nouvelle – Homes with 3-4 bedrooms ranging from 1,387 sq ft to 1,849 sq ft. These homes are attached at the garages only. No common walls shared in the living quarters. Indoor laundry and 2-car direct access garages.
Presley – Contemporary and traditional style single-family homes with 3-4 bedrooms, ranging from 1,928 sq ft to 2,087 sq ft. Features a convenient 2-car direct access garage.
Reflections – Single-family homes with 3-4 bedrooms, ranging from 1,671 sq ft to 2,023 sq ft. These homes include direct access to 2-car garages.
Shutters – Unique and charming Mediterranean-style single-family homes with 2-3 bedrooms, sized from 1,245 sq ft to 1,672 sq ft.
Sunset Ridge – Larger single-family homes with 3-5 bedrooms, ranging from 2,573 sq ft to nearly 2,979 sq ft. They come with convenient 3-car direct access garages.
Village Walk – Lovely attached townhomes with 1-3 bedrooms, ranging from 954 sq ft to 1,635 sq ft. Parking includes carport spaces, direct access single-car garages, and 2-car garages. Most townhomes have a small front porch or a balcony, with some larger units featuring a wraparound porch. Note that Village Walk does not have access to Northpark HOA amenities, as it has a separate HOA with its own amenities. Learn more about Village Walk.
Wildrose – Located north of Copper Hill Drive, Wildrose comprises single-family homes with 3-5 bedrooms, ranging from 1,790 sq ft to 2,509 sq ft. They include indoor laundry areas and 2-car direct access garages.
Willows – Mostly larger single-family homes with 3-5 bedrooms, sized from 2,348 sq ft to 3,117 sq ft. These homes offer ample living space and 2-car direct access garages.
Windsor – A very nice collection of single-family homes with 3-4 bedrooms, ranging from 1,488 sq ft to 1,935 sq ft. Most of these homes have 3-car garages.
