Today we’re sharing about the popular neighborhoods in Valencia Northpark. Built from the mid 1990′s to early 2000′s, Northpark is located in the northern part of Valencia, on both sides of McBean Parkway, between Skycrest Circle and north to Copperhill Drive.

Valencia Northpark Community Overview

Northpark continues to be one of the most popular communities in Valencia. Besides the great homes, residents enjoy some terrific amenities, trail systems, a neighborhood park, nearby convenience shopping, dining and outstanding schools.

There’s plenty to do in Northpark for children and adults. There’s hiking, bike riding, swimming and great trails for running or walking. If you’re into sports, you can enjoy the baseball field or basketball and tennis courts. The paseos lead from homes, to the park, schools and even to local shopping.

Northpark Amenities

Northpark HOA Clubhouse and Large Pool

With the exception of the Mayfair and Village Walk neighborhoods, the other Northpark neighborhoods have access to three pool locations. Each pool includes one large pool, a kiddie pool, spa, showers and bathrooms. One location has a half basketball court with lighting. Another has tennis courts, also with lighting. The large main pool area has barbecues and a lovely HOA clubhouse. When you consider all of these amenities the residents can enjoy, the fairly low monthly HOA fees are well worth it!

Residents in Mayfair and Village Walk enjoy their own pool, spa, showers and bathroom amenities located within their respective locations.

The homeowner’s associations in all of Northpark do an outstanding job maintaining the common areas and keeping a safe and quiet community. The HOA even hosts annual events like the Easter Egg Hunts, outdoor movies at the park or pool, and holiday decoration contests that all residents can participate.

Trails and Paseos
There’s a lovely pedestrian bridge crossing McBean Parkway connecting neighborhoods to each other, the park, and North Park Elementary to the famous Valencia Paseo system. It’s common to see residents walking, jogging and bicycling the trails throughout the day.

Chesebrough Neighborhood Park
The Northpark locals love taking advantage of Chesebrough Park. Centrally located within the community, the park comes with a baseball diamond, an expansive greenbelt, a large covered area with barbecues and a large playground.

HOA Costs
Residents in most neighborhoods enjoy a very low monthly HOA cost. of course, if it’s condo or townhome complex the price goes up.

No Mello Roos
Unlike other adjacent communities, there is NO Mello Roos here in Northpark.

Schools And Local Conveniences

Northpark Elementary and Rio Norte Junior High

Schools Serving Northpark
North Park Elementary school is centrally located and within walking distance from most homes. We often see children walking to school and even the little ones walking to school with a parent. Other nearby schools include Rio Norte Junior High and Valencia High School.

Northpark residents enjoy nearby local convenience shopping or dining at North Park Village Square. There’s a grocery store, dining locations, a bank & more.

Northpark has many different homes in a variety of styles and shapes, which makes for a truly beautiful community!

Carmel – Single family homes approximately 3-4 bedrooms ranging from 1,543 sq ft to 1,932 sq ft. Convenient 2-car direct access garage, downstairs laundry and gated front courtyards.

Courtyard Collection – Cozy community of dollhouse-like homes. Detached condos with a singe family home feel consisting of 2-3 bedrooms sized from 868 sq ft to 1,260 sq ft. Direct access two car garages and small patio or yard.

Summertime – Single family homes with 3-5 bedrooms ranging from 1,289 sq ft to 2,528 sq ft. Direct access 2-3 car garages.

Greystone Collection – Single family homes consisting of 4-5 bedrooms sized from 2,153 sq ft to 2,836 sq ft. Laundry area conveniently located indoors and 2-3 car direct access garages.

Hartford – Single family homes with 3-6 bedrooms ranging from 2,350 sq ft to 2,700 sq ft. Downstairs laundry area and 2-3 car direct access garages. Some homes feature a downstairs bedroom and bath, and others have a loft.

Mayfair – Detached condos with a single family home feel consisting of 2-3 bedrooms sized from 1,234 sq ft to 1,450 sq ft. Indoor laundry area and 2-car direct access garages. The Mayfair subdivision does not have access to the Northpark HOA amenities. It has a separate Homeowner’s Association with separate HOA amenities.

Nouvelle – Appear like single family homes, but are considered PUDs with 3-4 bedrooms ranging from 1,387 sq ft to 1,849 sq ft. These homes are attached at the garages only. No common walls shared in the living quarters. Indoor laundry and 2-car direct access garages.

Presley – Contemporary and traditional style single family homes consisting of 3-4 bedrooms and sized from 1,928 sq ft to 2,087 sq ft. Convenient 2-car direct access garage.

Reflections – Single family homes with 3-4 bedrooms ranging from 1,671 sq ft to 2,023 sq ft. Direct access 2-car garages.

Shutters – Single family Mediterranean style homes that are very unique looking, and just darn cute! Most of these homes are 2-3 bedrooms sized from 1,245 sq ft to 1,672 sq ft.

Sunset Ridge – Larger single family homes with 3-5 bedrooms ranging from 2,573 sq ft to almost 2,979 sq ft. Convenient 3-car direct access garage.

Village Walk – Lovely attached townhomes with 1-3 bedrooms sized from from 954 sq ft to 1,635 sq ft. Parking consists of carport spaces, direct access single car garages and 2-car garages. Most townhomes have a small front porch or a balcony, while the larger units have a bigger wraparound porch. The Village Walk subdivision does not have access to the Northpark HOA amenities. It has a separate Homeowner’s Association with separate HOA amenities.

Wildrose – Single family homes with 3-5 bedrooms ranging from 1,790 sq ft to 2,509 sq ft. Indoor laundry area and 2-car direct access garages.

Willows – Mostly larger single family homes with 3-5 bedrooms sized from 2,348 sq ft to 3,117 sq ft. Lots of living space and 2-car direct access garages.

Windsor – These are a very nice collection of single family homes with 3-4 bedrooms ranging from 1,488 sq ft to 1,935 sq ft. Almost all have 3-car garages.

Huntington – Traditional, Mission or Craftsman style single family homes with 3-4 bedrooms sized from 1,749 sq ft to 2,407 sq ft. Indoor downstairs laundry and 2-car direct access garages.
