Paseo at Tesoro Highlands is a beautiful age-restricted neighborhood by Lennar, located in the Tesoro Highlands community of Valencia, Santa Clarita. Although this collection was finished up and sold out in early 2025, it remains one of the most appealing options built in recent years. Of course, it may be a little early for resale activity, you never know — so we’ve included a link below where you can check for any current listings. Paseo Neighborhood Description
Paseo is one of several neighborhoods that make up The 55+ Villas at Tesoro Highlands—a gated enclave of age-restricted communities located within the Tesoro Highlands community in Valencia, CA. This area includes other 55+ neighborhoods such as Toscana, Estrada, and Sierra Bella, all situated in the same general area with shared access points and amenities.
As of 2025, two additional 55+ collections—Toscana Ⅱ and Sierra Bella Ⅱ—are under construction nearby. So, although the homes in Paseo are now sold out, there are still similar brand-new options available.
As we walk through Paseo, the neighborhood feels calm, peaceful, and fresh. The streets and sidewalks are new and well-maintained, and the homes offer the curb appeal of traditional single-family residences. Each home includes a front courtyard and a private backyard, offering just the right blend of low maintenance and livability.
The Oasis Recreation Center, built exclusively for residents of the 55+ Villas at Tesoro Highlands, is also complete. This private facility offers a beautiful space to relax, stay active, and connect with friends and neighbors. Scroll down for more details and to explore the photo gallery.
The Paseo Highlands homes were thoughtfully designed to meet the needs of active adults, and thankfully, all are single-story houses. There are three different models available in three exterior styles. The Santa Barbara exterior features stucco with wood trim and a barrel tile roof. Then we have a ranch-style California exterior with a more traditional gable roof. The third is Hill Country, inspired by home designs popular in Northern California. All blend beautifully with the overall look and feel of Tesoro Highlands.
As with most new homes today, the main living space in each Paseo home is open-concept, combining the living room, dining area, and kitchen.
- The Paseo Residence 1 homes are sized at approximately 2,221 SF and come with 2 bedrooms, 2.5 bathrooms, a California room, office and a 2 car garage.
- The Paseo Residence 2 homes are sized around 2,522 SF and come with 3 bedrooms, 3.5 bathrooms, a California room, office and a 2 car garage. There’s a connected casita living space with a separate entryway from the porch, but no door to the house. The separate living space consists of a bedroom, bathroom, closet and wet bar.
- The Paseo Residence 3 homes are the largest, sized at approximately 2,680 SF with 3 bedrooms, 3.5 bathrooms, a California room, den and 2-bay garage. There’s an optional connected Next Gen Suite with a bedroom, full bathroom, walk-in closet and a living room featuring a wet bar. It has a separate entryway from the porch and an interior door to the house.

For those interested, the community is also near Tesoro Del Valle Elementary, Rio Norte Junior High School, and Valencia High School. The elementary school is part of the Saugus Union School District, while Valencia High and Rio Norte are both within the William S. Hart School District.

Final Thoughts
The Paseo neighborhood blends seamlessly with the other active adult neighborhoods within Tesoro Highlands. All the 55+ neighborhoods are gated together as one community and are easily accessed via the main street, Avenida Rancho Tesoro. This main loop circles the community, providing two convenient ways in and out. And kudos to the developer for the smart decision to make every home a single-story design!
