Friendly Valley is one of the most well known and affordable 55 plus communities in all of Santa Clarita. Located on the map at the far north edge of Newhall, it’s filled with a large variety of amenities and activities, all geared toward active seniors.

Friendly Valley Community Description

Most long time residents here in SCV are familiar with Friendly Valley. This lovely 55 Plus community has a classic, country club feel and has been a staple for active senior living in Santa Clarita for years. Nowadays, active adults have more community options than ever, but Friendly Valley is still a terrific choice for active seniors. Development began in the early to mid 1960’s with more homes added during the mid 1970’s. There is also a small, newer area of Friendly Valley known as Friendly Valley 11, built around 2004.

Entering the Community
The main entrance to the community is from Friendly Valley Parkway, just off of Sierra Highway. There’s a guard house and visitors must be approved for access before being allowed to pass. Residents have their own access cards. There’s a second gated entry just north of the main entrance, but there is no guard so entry is accessible for residents only.

What are the Homes Like?
Most of the housing in Friendly Valley consists of modest, single story attached condos with 1 or 2 bedrooms and 1 or 2 bathrooms. Some homes are as small as 660 sq ft and others are sized up to around 1,400 sq ft. Many homes are in the 1,100 to 1,200 sq ft range. There are a few larger 3 bedroom homes, but those are the exception rather than the rule.

Driving through the community you’ll notice plenty of mature shade trees and the entire community is clean and well maintained. Yes, it’s an older community with a 1970’s look, but it’s all quite charming, well cared for, peaceful and serene.

Popular AND Affordable
For years Friendly Valley has been the primary 55 Plus retirement community in Santa Clarita and even today, it’s the most affordable. Yes, there are now newer age restricted neighborhoods where you can buy a home, but all are considerably more costly than Friendly Valley. Please don’t misunderstand though, Friendly Valley is still quite nice, very popular, and certainly the most affordable of the bunch.

HOA Information
All the amenities are terrific, but they don’t come for free. Since the HOA amounts will vary we don’t list them here, but from what we have experienced, it’s probably worth the cost.

You may hear complaints about the HOA costs, but considering the amenities, it’s not that bad. Always be sure to verify the monthly dues and we highly recommend taking a close look at the HOA rules and regulations. Pets are permitted but certain rules apply.

CAUTION: The HOA rules enforcement can be quite strict, but probably for the best. Even though the enforcers can be unpleasant on occasion, the end result is a quiet and comfortable environment for everyone.

Friendly Valley Community Amenities

Friendly Valley is a guard gated, secure community and known for its extensive amenities, especially the private golf course. It doesn’t stop there because there is a wide variety of other amenities and activities, all geared towards active seniors.

When visiting the community the first building you see upon entry is a large clubhouse. Within the clubhouse there’s a large swimming pool, spa, hot showers and lots more. It’s all perfectly maintained and everything looks to be in tip top shape.

There are two golf courses, a large pool and hot tub. Most outside maintenance, including roofs and painting are included in the HOA dues. Also included are internet, TV cable, the golf course fees, & trash.

We really cannot say enough about the amenities. Our own family members have lived here in the past and they really did enjoy the community.

Certainly, the main attraction here in Friendly Valley is the golf course. On most days residents can be seen in their golf carts driving to and from the course. In addition to golf, there are plenty more amenities and and always a number of organized activities.  Here’s a partial list of amenities.

Local Conveniences

Convenience shopping and dining are located a short distance from the community. Many of the locals shop at Stater Bros grocery store and many use the banks, cleaners, mail centers and really, everything the residents need are easily accessible. There are even bus stops directly within the community. It’s a short drive to local convenience shopping & dining locations. Examples include:

  • Walmart Supercenter
  • Sam’s Club
  • Dick’s Sporting Goods

Friendly Valley Home Descriptions

Some homes are as small as 660 sq ft and others are sized up to around 1,400 sq ft. The smaller, 660 sq ft homes are very affordable and come with 1 bedroom and 1 bathroom, a covered parking stall with a small overhead storage cabinet. Some residents install their own awning over their patio.

The next size unit is typically around 850 sq ft and often comes with 2 bedrooms and 1 or 2 bathrooms. Some of these homes also come with a large bonus room enclosure at the rear of the unit.

Many homes are in the 1,100 to 1,200 sq ft range. There are a few larger 3 bedroom homes but those are the exception rather than the rule.
