About the Neighborhood
Friendly Valley is a long-established active-adult community with a peaceful, country-club feel — a true Santa Clarita classic. Development began in the early 1960s, with additional phases added through the 1970s and a newer section, Friendly Valley 11, completed around 2004.
The community is best known for its two golf courses, tree-lined streets, and relaxed, small-town atmosphere. It’s common to see residents traversing the streets in golf carts. We had a friend who would play 9 holes in the morning, then stop at home for for lunch before finishing the last 9 holes.
Residents enter through a guard-gated main entrance on Friendly Valley Parkway, just off Sierra Highway. Visitors must be approved before entering, while residents have card access through additional north and south gates.
For decades, Friendly Valley has been one of the most affordable active adult neighborhoods in Santa Clarita, offering a peaceful lifestyle, active-adult amenities, and close proximity to local shopping, dining, and services. While newer age-restricted developments have since been built, Friendly Valley remains a popular and welcoming choice — especially for golf enthusiasts.
About the Homes
Most homes in Friendly Valley are single-story attached condos or townhomes, built between the early 1960s and early 2000s. Floor plans range from around 660 to 1,400 square feet, typically offering one or two bedrooms and one or two bathrooms. A few larger three-bedroom layouts exist but are the exception.
Homes in the smaller range — roughly 660 to 850 square feet — usually feature compact floor plans, covered parking, and cozy patios, with some residents adding enclosed sunrooms or awnings. Mid-sized homes of 1,100 to 1,200 square feet provide extra living space and sometimes bonus room additions.
Throughout the community, you’ll notice mature shade trees, manicured landscapes, and well-maintained homes that give Friendly Valley its charming, peaceful character. Though many residences reflect their original mid-century style, pride of ownership is evident everywhere you look.
Note: While Friendly Valley is primarily a 55-plus active-adult community, there are a few limited exceptions to the age restriction. Exact details can vary, so we always recommend verifying eligibility with the homeowners association before making any decisions.
