Where is Valencia North?

Valencia North is shown on the map west of Seco Canyon Road and south of Copper Hill Drive, in the 91354 zip code of Santa Clarita. While there are no official signs marking “Valencia North,” local real estate professionals often use the term to describe this area, which consists of six subdivisions developed primarily from the late 1960s through the mid-1980s.

Unlike most newer Valencia communities, Valencia North offers a rare combination of features that can significantly reduce your overall housing costs:

  • No Mello Roos
  • No HOA (except in the Valencia Racquet Club)

Valencia North is made up of six named subdivisions:

However, it’s important to know that not all these neighborhoods are clearly defined or separated on the ground. For example:

  • Today Homes and Woodcreek homes are intermixed throughout the same area, but the Today Homes are much larger of the two, taking up most of the area.
  • Monteverde and Claridge are also blended together in layout and style.
  • Crest and Valencia Racquet Club are a bit more distinctly situated, with the Racquet Club being the only one in the area with an HOA and shared amenities, including a pool, tennis courts, and clubhouse.

Nearby Schools & Local Conveniences

Nearby schools include Saugus High School and Arroyo Seco Junior High, along with several nearby elementary schools such as James Foster, Helmers, North Park, Highlands, and Emblem.

Note: Santa Clarita Elementary is situated within the Valencia North community, but it is now closed.

The high school and middle school are both part of the William S. Hart School District. You can view the Hart District attendance page to verify the boundaries for each of the schools.

Convenience Shopping and Dining
Residents enjoy access to convenient shopping and dining options at both the north and south ends of the community. You’ll also find plenty more restaurants, stores, and services just a short drive away throughout Valencia and Saugus.
