Alta Vista Neighborhood Overview
Built between 2003 and 2004, Alta Vista offers a welcoming atmosphere with tree-lined streets, lush landscaping, and well-maintained common areas. The community is comprised of four subdivisions including Murano, Bella, and Palazzo, which offer traditional single-family homes, and Galleria, featuring charming townhomes.
It’s important to note that while Alta Vista is included in the Valencia Copperhill Multiple Listing Service Area, it is a distinct community. Alta Vista has its own homeowners association and recreational amenities, separate from those of Valencia Copperhill.
The single-family homes in Alta Vista range from approximately 2,056 to 3,120 square feet and include 3 to 5 bedrooms. They feature front and backyards, 2- or 3-car garages, and expertly designed interiors. The townhomes are smaller, ranging from 1,315 to 1,936 square feet, with 2 to 4 bedrooms and attached garages.
Overall, this is a beautiful community filled with developed trails and sidewalks, perfect for a morning jog or after dinner stroll.
Homes in Alta Vista
Here’s a brief overview of the home plans in each Alta Vista subdivision. Most are attractive two-story models with family rooms, garages, front and back yards, and laundry rooms. Bedrooms are usually upstairs, with some exceptions.
- Bella-Alta Vista: Homes range from 2,056 to 2,721 square feet with 3–4 bedrooms, 2.5–3 bathrooms, and two- or three-bay tandem garages. Some offer scenic views.
- Murano-Alta Vista: Traditional two-story homes with 4–5 bedrooms, 2,740–3,120 square feet, and two- or three-bay tandem garages. Some larger models include an atrium or courtyard.
- Palazzo-Alta Vista: These homes range from 2,589 to 2,786 square feet with 3–4 bedrooms and 2.5–3 bathrooms. Slightly smaller than Murano models.
- Galleria-Alta Vista: Charming townhomes ranging from 1,315 to 1,936 square feet with 2–4 bedrooms and attached garages.

Amenities in Alta Vista
Residents of Alta Vista enjoy a range of community amenities, including a beautiful clubhouse, a large swimming pool, and a relaxing hot tub. The pool area is spacious, featuring plenty of lounge chairs and shaded picnic areas under canopies. For younger children, there’s a kiddie pool, a small playground, and a lawn area set in a park-like environment. From our own experience, these recreational facilities are thoughtfully designed, and residents truly enjoy spending time there—especially on warm, sunny days.
Additionally, residents benefit from convenient access to nearby neighborhoods through sidewalks and a pedestrian bridge that connects the Alta Vista community to the rest of Valencia Copperhill.
Mello Roos & HOA Costs
Prospective buyers will be pleased to learn that Alta Vista has no Mello Roos, but there is a modest monthly HOA fee, and townhome owners have an additional HOA fee.
Nearby Local Parks
Several beautiful public parks are conveniently located near Alta Vista, including West Creek Park, Chesebrough Park, Valencia Heritage Park, and Northbridge Park, all within a 2-mile radius.
Schools and Local Conveniences Near Alta Vista
Valencia High School is located just next door to the east and Rio Norte Junior High is about a mile to the north. Both schools are part of the William S. Hart school district.
There are no elementary schools directly within Alta Vista or Valencia Copperhill. Nearby grade schools include Northpark Elementary, Bridgeport elementary, Helmers and West Creek Academy. All nearby elementary schools are part of the Saugus Union School District.
Convenience Shopping & Dining
Residents of Alta Vista enjoy a variety of nearby shopping and dining options. Just a few blocks south on Copper Hill Drive and Kelly Johnson Parkway, you’ll find a Walmart, while Northpark Village Square is conveniently located about three blocks east at the corner of Decoro Drive and McBean Parkway. For even more choices, Tesoro Village is just a mile north. Together, these locations offer plenty of options for dining and everyday essentials.
Plus, the local mall is just a short drive away, providing access to name-brand shopping and fine dining.
