Bungalows Neighborhood Overview
The neighborhood consists of detached single family homes, modestly sized from 1,259 SF to 2,046 SF and all come with two car garages. The largest homes have 3 or 4 bedrooms and 3 bathrooms while the smallest are 2 + 2’s. The most common homes are sized from 1,259 SF to 1,495 SF. The homes feel like a single story, but most include an upstairs loft. It’s interesting to note, the bedrooms and all other interior space is usually situated downstairs.
The architects have done a terrific job of making best use of space and the lofts are a perfect example. Also, vaulted ceilings and gas fireplaces are common in most homes. Each home has a front porch or verandah, a front yard and most have a small backyard, some larger than others.

Amenities at The Bungalows
HOA amenities include a custom designed pool, hot tubs, restrooms, showers and plenty of room to lounge poolside. Residents also have easy access to the Valencia Paseos at the south edge of the community.
Paseos
Those new to Valencia will love the miles of trails and paseos throughout Santa Clarita. The trails wind throughout the neighborhoods connecting the locals to schools, parks and one neighborhood to another. There are even benches spread out along the trails, perfect for a short rest. Even if you are not a resident, it’s worth a visit for a morning jog or an evening stroll.
HOA and NO Mello Roos
Compared to other newer neighborhoods, the HOA cost here is quite modest. However, if planning to purchase a home we highly suggest verifying all costs BEFORE making an offer.
There is NO Mello Roos here at the Bungalows.
Schools & Local Conveniences
Nearby schools include Hart High School, Placerita Junior High and Valencia Valley Elementary. The elementary school connects to the neighborhood park and residents can walk to both via the Paseos. Hart and Placerita are both part of the William S Hart School District.
Residents of the bungalows have plenty of options for nearby convenience shopping and dining. First, just next door to the north is the Valencia Crossroads shopping center. There’s a Kohl’s, Islands restaurant and more. Then, Granary Square is situated just two blocks to the south.
The highly regarded Summit Park is just across the street and there’s a lovely pedestrian bridge connecting to the Bungalows. The park has some of the most popular hiking trails in all of Santa Clarita.

The Bungalows Recap
The Bungalows neighborhood is considered to be a subdivision in the area known to realtors as Valencia 1, or the “Heart of Valencia”. Geographically, this is the area south of Magic Mountain Parkway on both sides of McBean Parkway, extending to around Interstate 5.
As mentioned, the homes are smallish and over the years of touring with buyers, that has been the one drawback for some. Otherwise, everyone is impressed with the community, probably because of the high cute factor! There are a few larger bungalows, but those rarely come on the market. When they do, they sell quickly. The convenience factor, the well maintained grounds and shared amenities, combined with the low HOA cost and no Mello Roos makes the Bungalows a very desirable place to call home. As an added bonus, the residents love walking and jogging the lovely Paseos.
