About Pelona Hills
Pelona Hills is a new residential community currently under construction in the Sand Canyon area of Santa Clarita. Built by Intracorp, the neighborhood will include approximately 119 two-story, single-family homes with modern layouts and private backyards.
The community sits along an elevated ridge and is flanked by the Sierra Pelona Mountains, which inspired the name of Pelona Hills. This setting gives the neighborhood a more open feel along with scenic views in multiple directions.
Directly below the community is Marlowe Sand Canyon, a large apartment and townhome rental development, along with the new Sand Canyon Village Shopping Center. While Pelona Hills will consist of homes you can purchase, the surrounding apartments and townhomes are rental communities, adding a mix of housing options to the area.
Another positive for buyers is that Pelona Hills will not have Mello-Roos.
Home Descriptions
Homes at Pelona Hills will consist of modern, two-story single-family residences designed for everyday comfort and functionality. Floor plans are expected to range up to approximately 2,191 square feet, offering 3 to 4 bedrooms, 2-car garages, and private backyards. Some homes even come with outdoor decks.
Interiors are planned with open-concept living areas, making the homes feel bright and spacious. Select floor plans will also include balcony or a loft, providing flexible space that can work as a home office, media room, or play area.
These homes are being built with contemporary styling and practical layouts that appeal to today’s buyers who want a newer home without sacrificing usable living space.

Amenities & Outdoor Enjoyment
Planned HOA amenities include a neighborhood park and playground, BBQ areas, a half basketball court, developed trails and more.
With regard to the common areas in Pelona Hills, it’s still a bit too early to get a true feel, but we see paved streets and sidewalks throughout, making it easy for residents to enjoy morning walks, evening strolls, or simply take in the curb appeal andincredible mountain views.
Just outside the neighborhood there’s Oak Spring Canyon Park which is located about a mile away. It’s a terrific park with plenty of green space, playgrounds, developed trails and areas to relax or get a little fresh air, giving locals convenient options for outdoor activities.
Schools and Local Conveniences
Several schools are located nearby, including Mitchell Community Elementary School for elementary grades, along with Sierra Vista Junior High and Canyon High School for secondary education. These schools are part of the Sulphur Springs School District and the William S. Hart Union High School District, which serve much of the surrounding area.
For everyday shopping and dining, residents have quick access to the new Sand Canyon Village Shopping Center, located at the base of the community. This center features Sprouts Farmers Market along with a variety of restaurants, shops, and local services—making errands easy and close to home.
Just next door is a larger shopping center anchored by Vons. It’s been serving the community for years, offering even more retail and dining options.
Public Transportation
There’s a bus stop conveniently located at the base of the community and less than 2 miles to the Metro-link.
