A Classic Valencia Community

Built between 1976 and 1978, Village Homes has stood the test of time, offering residents a warm and welcoming atmosphere. While often considered one community, Village Homes is actually divided into two distinct neighborhoods: Village Homes North and Village Homes South.

  • Village Homes North consists of approximately 105 homes and features a homeowners association (HOA), providing private amenities exclusively for its residents.
  • Village Homes South comprises around 159 homes, but does not have an HOA and, therefore, lacks private recreational amenities.

Additionally, both neighborhoods feature beautifully maintained paseos, providing scenic walking and biking paths. In Village Homes North, the paseos extend from Singing Hills Drive all the way to the HOA recreation area. Meanwhile, the paseos in Village Homes South conveniently connect to shopping centers, Valencia Meadows Park, and Meadows Elementary School.

Description of Homes
The Village Homes neighborhoods feature approximately 266 traditional single-story homes with front and backyards, offering a warm and inviting atmosphere. Known for their practical layouts, these homes provide comfortable living spaces. While there are some exceptions, most range in size from 1,051 to 1,772 square feet and typically include:

  • Three to four bedrooms
  • One and a half to three bathrooms
  • A two-car garage
  • The larger homes include a family room, den or office.
  • Some homes come with a laundry room and others include hookups in the garage.

Village Homes Amenities

Residents of Village Homes North enjoy access to an exclusive private recreation area, which includes:

Nearby Schools & Local Conveniences

Nearby schools include Meadows Elementary, Placerita Junior High and Hart High School. Also, College of the Canyons is just about a mile away and it’s only a block or two to Cal Arts.

Meadows Elementary is a part of the Newhall School District. The high school and middle school are both part of the William S. Hart School District. You can view the Hart District attendance page to verify the boundaries for each of the schools.

Convenience Shopping, Dining and Medical
Village Homes North is situated just next door to Henry Mayo Newhall Hospital. Residents also enjoy convenient access to a variety of nearby shopping and dining options. Vista Village Center is within walking distance and offers various retail and dining establishments to explore. Also, it’s a short drive to the mall.

Vista Valencia Golf Course is open to the public and located about a mile to the south.
