Overview of Rosemist

Rosemist fits seamlessly into the larger FivePoint Valencia vision, where sustainability, efficiency, and modern planning take center stage. The entire area was designed as a net-zero carbon community, and Rosemist reflects that approach with a compact layout and shared neighborhood spaces rather than large private yards.

The common areas are well landscaped with drought-tolerant plants, creating a clean and cohesive look throughout the neighborhood. Like many nearby subdivisions, Rosemist offers a low-maintenance lifestyle with convenient access to parks, trails, and other community features.

Rosemist Home Descriptions

Built by Lennar in around 2021, the homes have a sleek, modern look and feel. They are sized from approximately 2,843 to 3,261 SF and come with 4 or 5 bedrooms, 3 and a half to 4 and a half bathrooms and a 2 car garage.

There are 4 similar floor plans and although there are a few exceptions, typically the open living space is on the 1st floor, the bedrooms on the 2nd floor with a bonus room and deck up top. Some homes might have a loft or deck on the 2nd floor and could have a bedroom and full bathroom on the 1st level.

Although these detached homes are often listed or marketed as single family residences, on title they are designated as condos.

Each home has an outdoor patio, but there are no traditional front or backyards. Interested buyers should know, there are monthly HOA fees and an annual Mello Roos.

Recreational Amenities

Like all residents in the FivePoint Valencia community, those in Rosemist enjoy access to an outstanding collection of parks, trails, and recreational amenities. The centerpiece is Confluence Park, located just across the street, featuring a large clubhouse, resort-style swimming pools, a splash pad, hot tub, lounge areas, picnic spaces, a playground, and the list goes on.

Beyond Confluence Park, the community offers several neighborhood parks, miles of walking and biking trails, a community garden, and a unique bicycle pump track.

In 2025, Verve Park opened, adding even more recreational space with a large greenbelt, playgrounds, walking paths, an outdoor amphitheater, and plenty of room for picnics, games, or simply relaxing outdoors.

Vantage Park Update: As of July 2026, a second resort-style recreation center is under construction just south of Magic Mountain Parkway. When completed, it will feature a swimming pool, hot tub, clubhouse, open gathering spaces, and additional amenities.

Schools & Local Conveniences

Although there are no schools within the community as of yet, it’s a short drive to West Ranch High, Rancho Pico Junior High, and Oak Hills Elementary.

The high school and junior high are part of the William S. Hart Union School District and the grade school is in the Newhall School District.

It’s about 3 miles to the nearest shopping and dining locations and a little further to the mall.
