The Neighborhood
Sapphire is part of the FivePoint Valencia master-planned community, known for its modern design, drought-tolerant landscaping, and plenty of parks, trails, and open spaces. Even as construction continues, the area is already taking shape as a clean, contemporary neighborhood with the familiar new home look and feel.
Residents can expect HOA fees and an annual Mello Roos, which is typical throughout this community. FivePoint also promotes its goal of achieving net-zero carbon operations, with an emphasis on energy efficiency and connected outdoor living.
Sapphire Home Descriptions
The Sapphire collection includes two-story detached homes offered in Modern Farmhouse, Abstract Traditional, and Abstract National styles. Although marketed as single-family residences, these homes follow the typical FivePoint layout—detached but closely spaced, with patios rather than traditional front and back yards.
All three floor plans include open-concept living areas on the first floor, bedrooms and laundry upstairs, a two-car garage, and a covered deck.
Plan 1: ~2,133 sq ft, 3 bedrooms, 2.5 baths, with a deck off the primary suite.
Plan 2: ~2,183 sq ft, 3 bedrooms, 2.5 baths, plus a loft with its own deck.
Plan 3: ~2,246 sq ft, 4 bedrooms, 3.5 baths, with a private deck off the primary suite.

The centerpiece is Confluence Park, one of the community’s main recreation hubs, offering pools, a splash area, plenty of shaded seating, a large spa, and a modern clubhouse. Nearby Schools & Local Conveniences
Sapphire is served by schools in the William S. Hart Union School District, with nearby junior high and high school options, plus several elementary schools within a short drive—making the area convenient for families.
Everyday shopping and dining are also close by. Within just a few miles, you’ll find grocery stores, cafés, and a variety of restaurants. For a wider selection, the Westfield Valencia Town Center is only about four miles away, and of course, Six Flags Magic Mountain sits just down the road, adding a bit of extra fun to the neighborhood’s surroundings.
