Neighborhoods of North Hills
The neighborhoods of North Hills CA are situated at the north end of San Fernando Valley. The neighboring communities include Northridge to the west, Granada Hills to the north, Lake Balboa to the south and Panorama City to the east. By the way, as of late 2023 we published a new neighborhood report about Deerlake Ranch. It’s a terrific new, partially gated housing development located just west of Porter Ranch.
IN North Hills, there are homes to fit most lifestyles and income levels, including luxury type homes. Even so, there should be some very nice properties that are certainly worth consideration! There are also some newer communities filled with detached condos and most have very reasonable homeowner’s association fees.
North Hills Local Conveniences
As is common with most San Fernando Valley communities, the North Hills neighborhoods are convenient to just about everything. Cal State Northridge University is right next door in and there are a number of nearby local junior colleges. There are nearby malls, shopping centers, restaurants, golf courses parks, and just about every convenience imaginably.
Residents have easy access to the freeways and so this is wonderful location for commuters to find affordable homes that are also convenient to their work.
North Hills Demographics
As of late 2019 of all the homes in North Hills, 53% are owned and 47% are rented. The vacancy rate is only 5%. This tells us there are very likely some good real estate investment possibilities in this area. Even though it’s now 2022, these numbers are not going to increase much because the area is established.
The population in North Hills of San Fernando Valley is over 60,000 and there are approximately 17,000 households and 47% of those homes have children in them.
Just like many nearby neighborhoods, the primary attraction to North Hills is convenience. This is not going to change much in the future so it’s a safe assumption for buyers to believe this will always be a location of convenience.
