Stevenson Ranch Community Overview

Stevenson Ranch is a large, sprawling community consisting of 46 separate subdivisions, 39 of which are situated north of Pico Canyon Road with another 7 to the south. Situated in the foothills of the Santa Susana Mountains, the community backs up to Mentryville, a historic, oil mining town. Overall, the community was well planned and continues to be cared for throughout the years. The community is a “must see” for home buyers and a desirable place to call home.

As you tour the neighborhoods in this area, you’ll observe a diverse range of architectural styles and various types of homes. It’s worth noting that several streets in Stevenson Ranch are named after renowned authors, including Poe Parkway, Hemingway Avenue, and Twain Place, adding an interesting touch to the neighborhood. The homes in most neighborhoods are considered to be traditional single family homes, but there are a few with attached or detached condos or townhomes. Stevenson Ranch Amenities

The homes in most neighborhoods here come with a Mello Roos and a reasonable HOA. The HOA is usually low cost, but the dues go up in condo or townhome neighborhoods. We are happy to report, in some neighborhoods the Mello Roos finally expired and did NOT renew! We remain hopeful this trend of expiration’s will continue.

Some common areas include park benches, 1/2 basketball courts, some with picnic tables or a small play area. A few specific neighborhoods have more recreational amenities. Usually the condo and townhome neighborhoods have their own swimming pool areas and perhaps a playground or sports court. The Southern Oaks neighborhood has a private swimming pool, spa and clubhouse.

Usually, the homeowner’s association covers the cost of common area upkeep and maintenance. Those neighborhoods with more extensive recreational amenities often have a higher monthly HOA cost and in some instances there are two HOA costs.


Local Conveniences

There are a large variety of nearby stores, restaurants and other fast food establishments.

Located at the base of the community, the Valencia Marketplace is huge! It’s on the east side of the Old Road and extends from Stevenson Ranch Parkway all the way to Pico Canyon Road and to Lyons Avenue. If that’s not enough, there’s also Stevenson Ranch Plaza just across the street.

Local Parks
Residents enjoy the use of Richard H. Rioux Memorial Park. The park is nicely equipped and centrally located just below Stevenson Ranch Elementary, directly within the community. There’s a jogging trail, baseball diamond, full basketball court, 2 tennis courts, large playground and plenty of greenbelt, perfect for flying a kite.

There’s also Jake Kuredjian County Park located next door to Pico Canyon Elementary School. This is a smaller park with developed trails, greenbelt and restrooms.

Stevenson Ranch Elementary School is situated adjacent to Richard Rioux Park in the heart of Stevenson Ranch. The school is part of the Newhall School District.

Popular Activities in Stevenson Ranch

Recently, a number of hikers and fitness enthusiasts have come across some remarkable and undeveloped trails in the Stevenson Ranch foothills. This discovery has caused quite a stir, with the challenging stair climb workout at the renowned Pico Canyon Stairs being a hot topic on social media. To access these trails, one can start their hike at Pico Canyon Park, where the trails commence. While hiking, one might come across the relocated and grandiose oak tree, “Old Glory,” and even spot some wildlife during the early morning hours. Community Events
In the past, Stevenson Ranch has organized a variety of community events, including a dazzling fireworks display and festival at the local park, which unfortunately has not taken place for the last few years. The community has also hosted Easter Egg Hunts with photo opportunities with the Easter bunny, games, prizes, and activities for different age groups. Furthermore, during the winter holiday season, residents can enjoy the tree lighting and menorah lighting near the Stevenson Ranch waterfall, which have also featured a visit from Santa, holiday carolers, and a fun winter wonderland with snow in previous years.

Brief Descriptions of the 46 Subdivisions of Stevenson Ranch

Aspen: Aspen is a modest community composed mainly of two-story single-family homes with three bedrooms and 2.5 or 3 bathrooms. It’s construction took place between 1989 and 1998. Although there are two homeowners’ associations, they only oversee the maintenance of shared areas.

Atessa: Located just south of Poe Parkway, the Atessa neighborhood was built from 1998 to 2000 and includes 3, 4 and 5 bedroom houses, most sized from approximately 2,031 sq ft to just over 2,700 sq ft. You might find a larger sized home here and there, but it’s not the norm. Yes, there is a low cost HOA, but it covers grounds maintenance only.

Barrington: Located near Richard Rioux Park and Stevenson Ranch Elementary school, Barrington was developed over a 3 year time span from 1999 to 2001. Most of the homes come with 4 or 5 bedrooms sized approximately from 2,168 to slightly over 2,900 sq ft. Most homes have 3 full bathrooms and a 2 car garage. Nearly all are 2 story houses.

Belcrest: Generally, Belcrest was built from 1999 to 2001 and consists of very large houses, nearly all sized over 3,400 sq ft! With large yards, these homes are perfect for entertaining and there’s plenty of elbow room for everyone. There is one low monthly HOA cost, but once again it covers common area maintenance only. Some homes also come with a view!

Bellagio: A terrific neighborhood of mostly 3 bedroom condos and townhomes sized from 1,232 to 1,644 sq ft. Community amenities include swimming pool areas, a playground, and a 1/2 basketball court. There are two HOA’s so be sure to verify all costs if you wish to make a purchase. Bellagio is also walking distance to local convenience shopping.

Breton: Located near the northwest edge of the community, this Breton subdivision with a mix of nicely designed single family homes sized from approximately 2,561 to 3,208 sq ft. Most homes come with 4 or 5 bedrooms with 3 bathrooms. Some homes have large balconies and views of the surrounding area. One low cost HOA to cover common area upkeep only.

Centex Heights: The large 4 and 5 bedroom homes of Centex Heights are quite beautiful and sized from 3,032 up to 3,779 sq ft. Most have built in swimming pools and overall, these homes look amazing! Low monthly HOA for maintenance of common areas only.

Copperfield: Built in the early 1990’s, the Spanish styled homes in the Copperfield neighborhood include mostly 3 bedroom houses approximately sized from 1,160 to 2,278 sq ft. Most of the homes have pillars and archways in the front for terrific curb appeal. Yes, there might be an odd smaller size house, but that would not be the norm. No community amenities and a very low HOA cost for common area upkeep only.

Crescent Moon (Parkside): The Crescent Moon neighborhood mostly consists of 4 bedroom houses sized from 2,327 to 2,984 sq ft. Built in the early 2000’s, the contemporary architecture gives this neighborhood a fresh, clean look.

Crestview Cottages: Built in the mid 1990’s, Crestview is a terrific neighborhood of 3 and 4 bedroom, single story homes with 2 full bathrooms each, approximately sized from 1,255 to 1,667 sq ft. Looks great!

Crown Villas: The Crown Villas were built in the early 1990’s and consist of 2 and 3 bedroom townhomes sized from 1,025 to 1,667 sq ft. Each unit also comes with a garage. Yep, this complex comes with community amenities including a pool, hot tub, picnic area and the kids will love the playground. Of course, there are 2 HOA’s but all things considered, the amounts aren’t too bad.

Diamond Head: Built in 1990, Diamond Head is a popular townhome community situated near the east edge of Stevenson Ranch, close to shopping and the freeway. Association amenities include a pool, spa, playground, greenbelts and security patrol. The 2 and 3 bedroom units are sized from 963 to 1,459 sq ft and most units come with 2 full bathrooms. This complex is quite nice and a more affordable option, especially for first time buyers.

Greystone Collection: Situated in the northern portion of the community, the Greystone neighborhood consists of a variety of single family 3 bedroom homes. Most of the homes are sized from approximately 1,624 to 1,803 sq ft.

Mandeville: This neighborhood is filled with single family houses built in the early 2000’s. The Mandeville homes come with 4, 5 or even 6 bedrooms and at least 3 full bathrooms each. Some homes are sized as large as 3,292 sq ft and others as low as 2,705 sq ft. Low monthly HOA cost, but no recreational amenities.

Marblehead: Built in 1990, this Marblehead complex mostly consists of townhomes ranging in size from 1,205 to 1,619 sq ft. The homes have 2 to 4 bedrooms and 2 or 3 bathrooms. This is a terrific complex which includes 3 community swimming pools, 1/2 basketball court and a small play area for the children. Prospective buyers should be advised there are 2 HOA’s so be sure to verify costs before making a purchase offer.

Northstar (Parkside): Northstar consists of large, single family homes with 4 or 5 bedrooms and at least 3 full bathrooms. Built in the early 2000’s, these are lovely homes sized up to 3,343 sq ft. There is a low monthly HOA cost, but it covers common area maintenance and there are no other amenities.

Oak Terrace: Situated across from Richard Rioux Park and developed in the late 1990’s, Oak Terrace is filled with a variety of large, 4 and 5 bedroom houses sized from 2,879 to 3,903 sq ft. These homes look terrific and some even with a view!

Pacific Colony: A smaller neighborhood, Pacific Colony was built in the mid 1990’s and consists of 3 and 4 bedroom houses sized from 1,695 to 2,170 sq ft. There are two, low cost HOA fees, but neither includes recreational amenities.

Pacific Ranch Estates: One of the larger subdivisions in Stevenson Ranch, Pacific Ranch features mostly 4 and 5 bedroom homes in a wide range of sizes. We’ve seen homes as large as almost 3,500 sq ft and others as small as 2656 sq ft.

Pacific Summit: Situated along with the Centex Heights neighborhood, Pacific Summit includes a nice mix of very impressive homes. Nearly all are sized extra large, up to almost 4,000 sq ft! Average size is around 3,500 sq ft with 4 or 5 bedrooms.

Peacock Ridge: A very small neighborhood situated between Pacific Ranch Estates. The homes are were built in 1993 and come large, with 4 bedrooms and 3 baths.

Remington: Includes mostly 4 and 5 bedroom houses sized from approximately 2,149 to around 2,700 sq ft. Nice mountain and city views.

Ryland Summit: Located near the top of Stevenson Ranch, Ryland Summit includes homes sized from around 2,450 to over 3,000 sq ft. Located close by to Stevenson Ranch Elementary School.

Serenade: The Serenade subdivision is situated near the center of Stevenson Ranch and north of Poe Parkway. It includes single family, 3 and 4 bedroom homes sized from 1,620 to 2,443 sq ft. Most of the 3 bedroom homes are single story and the 4 bedroom houses have two stories. This Serenade neighborhood was built from 1994 to 1995.

Sienna: Built in 1996 and 1997, the Sienna neighborhood is situated near the top of Stevenson Ranch. The homes mostly have 3 or 4 bedrooms, with an occasional 5 bedroom home in the mix. The homes are sized from approximately 1,979 to 2,589 sq ft. Very nice homes!

Skyview: Built from 2000 to 2002 and situated at the top of Stevenson Ranch, the Skyview homes come with 4 or 5 bedrooms and most have 3 full bathrooms. The houses are sized from approximately 2,752 to 3,437 sq ft. Quite beautiful!

Spyglass: The Spyglass neighborhood was developed from 1995 to 1997 and is situated near the bottom of the community. The homes in Spyglass are sized from around 1,361 to 1,810 sq ft and come with 3 or 4 bedrooms. When compared to other Stevenson Ranch neighborhoods, the homes here might be a more affordable option.

Summerset: Built from 1988 to 1990, Summerset is situated at the northwest corner of Stevenson Ranch Parkway and Poe Parkway. The subdivision mostly consists of 3 and 4 bedroom single family homes typically sized from 1.734 sq ft to 2,654 sq ft.

The Arts: When first entering Stevenson Ranch via Stevenson Ranch Parkway, The Arts is the first neighborhood on the left. The housing includes mostly 2 and 3 bedroom homes sized from approximately 1,201 to 2,062 sq ft. The 3 bedroom homes are the most common.

The Highlands: Developed in the early 1990’s, The Highlands is a very small neighborhood sandwiched between The Crown Villas and Summerset subdivisions. The homes come with 3, 4 or 5 bedrooms sized between 2,135 sq ft and 2,634 sq ft.

Southern Oaks Estates: Includes multiple single family homes and most come with 5 bedrooms sized from 3,319 to 4,233 sq ft. There is an HOA with recreational amenities including a clubhouse, swimming pool, hot tub and a playground.

Southern Oaks Grove: Built in the early 2,000’s, Southern Oaks Grove includes some incredible houses, mostly 4 and 5 bedroom homes sized from 2,882 to 3,552 sq ft. The architecture is unique and these luxurious homes look amazing.

Southern Oaks Manor: Southern Oaks Manor is an example of luxury at its best and has some of the largest homes in all of Stevenson Ranch. The homes are sized from 3,569 up to 4,500 sq ft! Some homes even have maid’s quarters!!

Sunset Point: One of the oldest neighborhoods here in Stevenson Ranch, Sunset Point was built from 1986 to 1988. This is a terrific neighborhood and there is NO MELLO ROOS and NO HOA! The homes come with 3, 4 or 5 bedrooms sized from 1,726 to 3,043 sq ft. The most common home is around 2,200 sq ft with 4 bedrooms and 3 bathrooms.

Torcello: The Torcello subdivision is situated at the very end and just north of Poe Parkway. The neighborhood consists of very large 5 bedroom homes sized up to approximately 4,124 sq ft. These are amazing homes, all built from 2000 to 2001.

Toscana: This is a terrific townhome community which includes an HOA with amenities such as a pool, hot tub, playground and more. The attached townhomes are sized from 1,521 sq ft to 1,644 sq ft. Nearly all the Toscana homes come with 3 bedrooms and 2.5 bathrooms.

Treana: Built in 2005, Treana is one of the newer townhome complexes in all of Stevenson Ranch. The homes are sized from 1,130 to 1,562 sq ft and come with 2 or 3 bedrooms. Yes, the Treana neighborhood comes with amenities including a refreshing swimming pool, hot tub and more. Also, the monthly fees are more reasonable than most.

Twilight Vista: Located at the top of Stevenson Ranch and just north of Torcello, this Twilight Vista subdivision is amazing and some homes even come with views. The homes are large, typically sized around 3,500 sq ft, many with 5 bedrooms.

Vail: Developed from 1997 to 1998, the homes in this Vail neighborhood come with 3 or 4 bedrooms sized from 1,686 to 2,155 sq ft.

Verona: Built in the late 1990’s, the Verona neighborhood consists of a nice mix of cute, 3 and 4 bedroom single family homes sized from approximately 1,795 to 2,438 sq ft. Most homes come with an attached 2 car garage. Similar to many other neighborhoods in Stevenson Ranch, there is a low cost HOA, but it covers grounds maintenance only.

Vista Ladera: A typical home in the Vista Ladera neighborhood is quite impressive and comes with 4 or 5 bedrooms sized over 3,000 sq ft.

Winterset: Located on the northwest corner of Pico Canyon Road and Stevenson Ranch Parkway, the Winterset subdivision was developed over a three year period from 1989 to 1991. Although you might find a 3 to 6 bedroom houses here, most of the homes come with 4 bedrooms. They are sized from 2,531 up to 3,379 sq ft

Enclave: Built in the late 1990’s, the Enclave neighborhood consists of large, 4, 5 and 6 bedroom houses sized up to 3,643 sq ft. Quite beautiful!

Hillside Village: All 3 bedroom homes sized from 1,733 to 1,948 sq ft. This subdivision was developed in 2007.

Oakridge: A small, exclusive neighborhood of 20, very large 5 bedroom single family homes sized up to approximately 4,758 sq ft. Absolutely gorgeous!
