Currently under construction by Toll Brothers, Skylar is a relatively small neighborhood of 85 detached, single family homes in 2 separate sections with 51 homes in one section and 34 in the other. There is also Skylar 2, a subdivision of approximately 62 homes in progress next to the Volara neighborhood, both to the west of Middleton Street. This contemporary new neighborhood is situated in the new housing development next to Magic Mountain, approximately 1.2 miles north of Magic Mountain Parkway, just off of Raparian Ave in Valencia of Santa Clarita. Skylar Community Overview
The Skylar neighborhood consists of spacious, single family detached homes sized large, up to approximately 4,000 square feet. According to the builder, the lot sizes range from 6,000 to 17,000 square feet and some come with terrific views! The home exterior designs are based on 3 different looks including Mid Century Modern, Modern Farmhouse and Prairie inspired.
The home interiors are gorgeous, professionally designed with contemporary open floor plans and high ceilings, giving the space an amazing grand appeal. The kitchens are large and quite amazing, with a center island, certain to be an attraction for any gourmet inspired cook. Depending on the home there might be 5 bedrooms, 4 and a half bathrooms, an office or den, loft, family room, outdoor living space, a balcony and plenty of custom options to choose from. The primary bedrooms and bathrooms are combined into a lovely suite with plenty of space to move about. Some bedrooms might connect to an outdoor deck, a perfect spot to relax for a morning cup of coffee or after dinner beverage.
Each home comes with a direct access garage, fireplace, laundry hookups, heating & air, solar and the common appointments one might expect to find in a traditional home.
Obviously the homes here are exceptional, but interested buyers should factor Mello Roos into their budget.
More Nearby Neighborhoods Built by Toll Brothers
In early 2024, Toll Brothers initiated development in the Skylar 2 and Volara collections, both situated in the same neighborhood. Some homes are finished and others are under construction. Meanwhile, in Tesoro Highlands, their construction efforts are concentrated on the Bella Terra and Alta Monte neighborhoods. Currently there are model home tours are available both Bella Terra and Alta Monte,.

Of course there is a monthly HOA fee, but it mostly covers common area maintenance only and there are no HOA recreational amenities directly within Skylar. Thankfully, it’s just a short drive to resort like amenities at Confluence Park. There’s a large, well appointed multi-use building, multiple pools, hot tub, lounge areas, barbecues, a park and much more. Residents also enjoy access to multiple nearby trails, parks and play areas.
HOA Costs and Mello Roos
Those interested in buying a home here should verify the monthly HOA costs and annual Mello Roos amount. Also, be sure to find out if there’s a second HOA for the overarching community. If buying a brand new home here the HOA amount is approximately $300 per month and the Mello Roos will vary for each home.
Parks & Trails
Skylar connects to plenty of developed trails and there are various nearby park areas, some quite unique. There’s even a community garden and Pump Track.
Walking or riding the trails are a favorite pastime for residents in nearly all Valencia communities.
Schools & Local Conveniences
Currently, there are no schools, convenience shopping or dining in this new Valencia development, but it’s about 2-1/4 miles to plenty of nearby locations. Also, it’s about 4 miles to the mall.
Nearby schools include West Ranch High, Rancho Pico Junior High and Oak Hills Elementary.
The high school and junior high are part of the William S. Hart school district and the grade school is in the Newhall School District.
