Volara and Skylar Ⅱ Home Descriptions
As of September 2025, the Volara collection is completely sold out, while new Skylar Ⅱ homes are still under construction and available for purchase. In total, the neighborhood includes approximately 30 homes in Volara and 62 in Skylar Ⅱ.
These two-story luxury residences are thoughtfully designed—Volara homes reach over 4,200 square feet, while Skylar Ⅱ homes are around 3,700 square feet. Floor plans offer up to 7 bedrooms, 4.5 to 5.5 bathrooms, and spacious layouts with outdoor living areas. Options may include home offices, multi-generational suites, decks, and generous backyards.
Many Volara homes, along with select Skylar Ⅱ residences, enjoy beautiful mountain views. Inside, these Toll Brothers homes showcase open-concept designs with soaring ceilings, expansive kitchens, primary suite retreats, and inviting indoor-outdoor spaces. Additional upgrades may feature a private office or den, a primary suite deck, multi-gen living, indoor and outdoor fireplaces, and even a modern floating staircase.

HOA & Amenities
As of 2025, these new neighborhoods are blending in nicely with the other surrounding subdivisions. Overall, the common areas throughout have been nicely landscaped with a variety of drought tolerant plants and shrubs.
The Confluence Park recreational area really is like a mini resort. There’s a large multi-use building, swimming pools, a splash zone, a hot tub, lounge areas, a small greenbelt, a park and more. From there, it’s just a short walk to the community garden and a variety of lovely park areas.
HOA Costs and Mello Roos
Please note, there are monthly HOA costs as well as an annual Mello-Roos.
Schools & Local Conveniences
Although there aren’t any schools located within the community itself, residents have convenient access to several top-rated schools nearby. West Ranch High School, Rancho Pico Junior High, and two local elementary schools are all just a short drive away. The upper-level schools are situated to the south in the scenic Valencia Westridge area and are part of the highly regarded William S. Hart Union School District.
For everyday conveniences, shopping and dining options are about three miles from the neighborhood, with the Valencia Town Center just a bit farther down the road.
