Location and Overview of Esprit
Esprit is located at the northwest corner of Middleton Street and Golden Yarrow Street in Valencia, CA. This prime location places residents in the heart of a vibrant and well-planned community, with convenient access to the recreation area, neighborhood parks and other local amenities.
Esprit is positioned just east of the newly developed Volara and Skylar Ⅱ neighborhoods and just across the street from the new Opal neighborhood. Additionally, it’s just a couple of blocks from the main recreation area, Confluence Park.
As with the rest of the community, the shared spaces in and around Esprit are thoughtfully landscaped with drought-tolerant plants and shrubs, enhancing both sustainability and aesthetic appeal.

Home Features & Floor Plans
As of mid-2025, the model homes are open for tours and many of the other homes are fully finished, with plenty more still in various stages of construction. These detached homes will be similar in style to other nearby properties built by Richmond American Homes, but will feature larger floor plans, ranging from approximately 2,720 to 3,230 square feet. Each home is designed as a two-story residence and offers a variety of layouts, with options including:
- 4 or 5 bedrooms (Most Common)
- 3 to 4.5 bathrooms
- Two-car garages, some of which are tandem
- Spacious open floor plans & modern kitchens
- Patios and covered decks
- Lofts in select models
It’s important to note that these detached homes lack traditional backyards, but the patios in the models are sized okay. Also, the front yards are HOA maintained common areas. Less upkeep, but also less private space than found in traditional homes.

Nearby Schools & Local Conveniences
It’s approximately 2 or 3 miles to plenty of nearby shopping and dining locations. Also, it’s about 4 miles to the local mall. Of course, it’s less than 2 miles to Magic Mountain.
Nearby schools include West Ranch High, Rancho Pico Junior High and Oak Hills Elementary. All can be found in the Valencia Westridge community.
The high school and junior high are part of the William S. Hart Union School District and the grade school is in the Newhall School District.
