The Neighborhood
Ruby is located in one of the newest sections of the FivePoint Valencia MLS Area. Over the past two years, development has steadily progressed along the west side of Middleton Street. Ruby is now the fifth neighborhood to take shape in this area, following Volara, Skylar 2, Esprit, and Opal. Positioned at the northwest corner of Middleton Street and Magic Mountain Parkway, it’s just a short walk from the main recreation area. The neighboring Opal collection is right next door, and once both neighborhoods are complete, they’ll feel like one larger, connected community.
As part of this growing area, residents enjoy access to developed trails, neighborhood parks, and resort-style amenities. It’s a comfortable blend of modern living and outdoor connection.
As of September 2025, model homes are finished, with additional homes still under construction. Once complete, Ruby will include approximately 67 two-story paired homes.
About the Ruby Paired Homes
Lennar describes these residences as paired homes—two side-by-side units that share a common wall. Each one shares a side wall with just one neighbor and no one above or below. Home sizes range from around 1,975 to 2,546 square feet, with 3 to 5 bedrooms, 2.5 to 4 bathrooms, a laundry room, and a 2-car garage. While these homes don’t come with traditional yards, most do have a front porch and a patio.
Each plan features the main living space on the first floor and bedrooms upstairs. Some models include a loft or den, and all come with a dedicated laundry room.
- Ruby 1: 1,976 sq ft – 3 bedrooms, 2 bathrooms, plus a loft.
- Ruby 2: 2,075 sq ft – 4 bedrooms, 2.5 bathrooms, with a first-floor den.
- Ruby 3: 2,546 sq ft – 5 bedrooms, 4 bathrooms. This larger model includes a separate upstairs suite or bonus room. Possibly a good option for multi-gen living or extended guest stays.
By the way, Lennar is also building a similar set of paired townhomes just up the road in the Coral neighborhood. The main difference? The homes in Coral are three stories instead of two. Click here to check it out.

Recreational Amenities
Ruby is located approximately 2 blocks from Confluence Park, an amazing resort-style recreation area with pools, splash zones, shaded lounges, a hot tub, lounge areas and a park.
You’ll also find multiple park areas, community gardens, and trails that connect throughout the area.
Important Considerations
Prospective buyers should be aware that the townhomes here are subject to monthly HOA fees and an annual Mello Roos.
Nearby Schools & Local Conveniences
Nearby schools include West Ranch High, Rancho Pico Junior High and there are a number of nearby grade schools.
The high school and junior high are part of the William S. Hart Union School District.
It’s approximately 2 or 3 miles to plenty of nearby shopping and dining locations. Also, it’s about 4 miles to the local mall. Of course, it’s less than 2 miles to Magic Mountain.

We had a chance to tour two of the three Ruby models when they first opened, and snapped a few casual photos while we were there. Nothing fancy, but but at least you can get a feel for the spaces.
