Getting to Know the Neighborhood

Opal is part of the newest section of FivePoint Valencia, not far from Magic Mountain Parkway, west of Middleton street and close to local trails and neighborhood parks. While construction is still underway, once complete it will fit in nicely with with the community.

The homes here are built along gently sloping streets with a modern, stacked look. They’re detached, but pretty close together—perfect if you’re looking for a place that’s easy to manage without the big yard to maintain.

As part of community, you’ll also find shared green spaces, trails, and easy access to parks and community amenities. It’s a nice balance of modern living and outdoor connection.

About the Homes

The first phase, known as Opal North, includes approximately 60 three-story detached homes, each with a private entry, a two-car garage, and either a porch, patio, or both. These homes are thoughtfully designed for flexible, multi-level living, making them a great fit for a variety of household sizes. Most floor plans place the main living areas on the second floor, while the Opal 4 models feature first-floor living space.

The homes include features such as upstairs laundry rooms, some with bonus rooms, flex spaces, and outdoor decks.

Note: While the builder is marketing these as detached homes, they will most likely be classified as condominiums on title. This is common in newer communities, even when the homes don’t share walls.

Here’s a quick overview of the four available floor plans:

  • Opal 1: 1,704 sq ft – 2 bedrooms, 2.5 bathrooms, plus a flex space, laundry room, and a deck. The second bedroom includes a connected bath.
  • Opal 2: 2,184 sq ft – 3 bedrooms, 3.5 bathrooms, with the third bedroom conveniently located on the first floor.
  • Opal 3: 2,679 sq ft – 4 bedrooms, 3 bathrooms, with the fourth bedroom situated on the first level.
  • Opal 4: 2,949 sq ft – A 5-bedroom, 3.5-bathroom home featuring the primary living area on the first floor—making it the only plan with this layout.

Living in Opal means you’re just a short walk or bike ride away from Confluence Park, a beautiful resort-style rec center with pools, splash zones, shaded lounges, and space to relax or hang out with friends.

You’ll also find neighborhood parks, community gardens, and trails that connect throughout the FivePoint area—perfect for staying active or taking a scenic stroll.

Important Considerations
Prospective buyers should be aware that Opal homes are subject to monthly HOA fees and an annual Mello Roos. These fees help maintain the community’s high standards and fund essential services and amenities.


Nearby Schools & Local Conveniences

It’s approximately 2 or 3 miles to plenty of nearby shopping and dining locations. Also, it’s about 4 miles to the local mall. Of course, it’s less than 2 miles to Magic Mountain.

Nearby schools include West Ranch High, Rancho Pico Junior High and Oak Hills Elementary. All can be found in the Valencia Westridge community.

The high school and junior high are part of the William S. Hart Union School District and the grade school is in the Newhall School District.
