Today we continue our new condo and townhome neighborhood series with a look at Coral, a new collection of three-story attached townhomes by Lennar in the FivePoint Valencia MLS Area of Santa Clarita. Coral is located across from the Lamplight condos, north of Magic Mountain Parkway and between Navigation Avenue and Redbud Road. Like most nearby neighborhoods, these homes are designed for a low-maintenance lifestyle.

The Neighborhood
Coral is located across the street from the Lamplight flats and Tulip townhomes—two of the earliest neighborhoods built in the FivePoint Valencia MLS Area around 2021. Positioned along the front edge of Magic Mountain Parkway, Coral offers convenient access to the nearby jogging and biking trails that run parallel to the roadway—right outside the front door for many future residents.
Like other areas within FivePoint, Coral features thoughtfully designed common spaces with drought-tolerant landscaping, blending plants with low-maintenance ground cover for a clean and modern look. The neighborhood is also just a short walk from Verve Park, a new outdoor space that opened in the summer of 2025.
As of late August 2025, the model homes are complete, with additional homes still under construction.

Coral Floor Plans & Home Features
The Coral townhomes offer a modern take on paired home living—similar in concept to those in the Ruby neighborhood, but here, all the homes are three-story designs.
Built by Lennar, these attached townhomes come in three exterior styles: Abstract Traditional, Modern Farmhouse, and Prairie-Inspired. Each building includes two side-by-side units with no neighbors above or below. All homes come with attached two-car garages—either tandem or standard—and although some units come with a porch, there are no yards to maintain.
Inside, every plan includes an open-concept living space on the second level and bedrooms on the top floor. The two larger models also offer a first-floor den or bedroom. Decks and laundry rooms or closets are standard across the board.
- Coral 1 is the smallest unit, sized around 1,326 square feet with two bedrooms, two-and-a-half bathrooms, and a tandem garage. The entry level includes a small foyer, while the second floor features the main living space, a half bath, and a deck. Both bedrooms, two full baths, and a second deck are located upstairs.
- Coral 2 offers about 1,708 square feet with three bedrooms and three-and-a-half bathrooms. The first level includes a bedroom with its own private bathroom and a standard two-car garage. The second level is similar to Coral 1 with the living area, half bath, and a deck, while the third level includes two more bedrooms and two bathrooms.
- Coral 3 is the largest option at approximately 1,750 square feet, with three bedrooms and two-and-a-half bathrooms. It includes a den on the ground floor, the main living space with a half bath and deck on the second level, and all bedrooms, bathrooms, and the laundry room on the top floor.

Recreational Amenities
Coral is located just about six blocks from Confluence Park—one of the largest and most impressive recreation areas in all of Santa Clarita. The area features a large multi-use building, multiple swimming pools, a splash zone, covered and uncovered lounge areas with seating, a hot tub, and a playground.
In addition to Confluence Park, Coral residents enjoy access to several nearby parks and a beautifully maintained community garden. As FivePoint Valencia continues to grow, more small parks and green spaces are popping up throughout the community, giving residents even more places to relax, walk their dogs, and connect with neighbors.
Mello Roos and HOA’s
Prospective buyers should be aware that the homes here in Coral are subject to two monthly HOA fees and an annual Mello Roos.
Nearby Schools & Local Conveniences
Nearby schools include West Ranch High, Rancho Pico Junior High and there are a number of nearby grade schools.
The high school and junior high are part of the William S. Hart Union School District.
It’s approximately 2 or 3 miles to plenty of nearby shopping and dining locations. Also, it’s about 4 miles to the local mall. Of course, Magic Mountain is just next door.
