Built around 2021, Lamplight is a small condo neighborhood located north of Magic Mountain Parkway in the FivePoint Valencia community. The neighborhood consists entirely of attached, single-level condos arranged within three-story residential buildings.
Also known as stacked flats, the homes are positioned on the first, second or third floor of each building. Lamplight is not gated, and the surrounding common areas feature drought-tolerant landscaping, sidewalks, guest parking and small gathering areas.
Residents also have access to the parks, trails and shared recreational amenities located throughout the larger community.
Yes, there are Mello Roos and HOA fees, so it’s important for buyers to verify the amounts before making an offer.

Because these are stacked flats, the homes may share walls, floors or ceilings with neighboring units. There are no elevators, so buyers considering an upper-floor condo should keep stair access in mind. The original floor plans include:

Overall, the grounds appear to be well cared for, but like most condo neighborhood, you won’t find much in the way of greenbelts. Thankfully, there are a few lovely little park areas nearby, including the large new Verve Park.
