Overview of the Element Neighborhood and Homes
Also considered condos, the Element Flats feature a modern, contemporary design and appeal to those looking for a more simplified, low-maintenance lifestyle. As we walk through the neighborhood, we find the shared areas are well-maintained and include developed walkways and multiple greenbelts, all surrounded by drought tolerant landscaping. That said, it’s not always easy to tell where one neighborhood ends and the next begins. To help with that, scroll back up and watch our video where we provide a photo with an outline showing the boundaries of the Element subdivision.
Built by Lennar, Element is a small, close-knit collection of attached condos—often called stacked flats. Each three-story building holds eight individual homes, with shared walls and floors. Some units have their own private ground-level entrance, while others are accessed through a small lobby, and interior hallways. Just a heads-up—there are no elevators, so upstairs residents will need to take the stairs.

The Flats here range from about 915 to 2,489 square feet. The layouts feature open-concept living, with the kitchen, dining, and living areas all flowing together. Floor plans include one to four bedrooms, and the primary suites are especially nice, with large bedrooms and attached bathrooms. Depending on the plan, homes include anywhere from one to three and a half baths.
Some homes come with either a covered or uncovered deck or patio—and a few even have both. Every unit has its own laundry room or laundry closet, and depending on the floor plan, you’ll also get a one- or two-car garage plus a handy interior storage room nearby.
For the multi-level units, many include a loft space, and some layouts even offer a primary suite or a secondary bedroom with a full bath right on the first floor—great for anyone who prefers fewer stairs. There are also a handful of larger, single-level flats with ground-floor access, perfect for those wanting to skip the stairs altogether.
Element Flat Descriptions
Below is a quick rundown of some of the different floor plans you’ll find here at Element. There are actually several layout variations for each unit type, but these basic descriptions should give you a good general idea of what to expect.
- Unit 1: A single-level home with 915 square feet, featuring 1 bedroom, 1 bathroom, and a covered deck.
- Unit 2: Another single-level option with 1,168 square feet, 2 bedrooms, 2 bathrooms, and a deck.
- Unit 3: This single-level flat offers 1,426 square feet with 2 bedrooms, 2 bathrooms and a patio.
- Unit 4: A two-story home with 2,108 square feet, 3 bedrooms, 2.5 bathrooms, a loft, and 2 decks.
- Unit 5: Also two levels, this one has 2,078 square feet with 3 bedrooms and 3 bathrooms. There’s a loft and 2 decks, plus the convenience of a downstairs bedroom.
- Unit 6: A three-level home with 2,449 square feet, featuring 3 bedrooms, 3.5 bathrooms, a loft, and 2 decks. The entry and garage are on the first floor, the main living space and a secondary bedroom are on the second level, and the remaining bedrooms are up on the third floor.
- Unit 7: A spacious single-level flat with 2,489 square feet, offering 4 bedrooms, 3.5 bathrooms, and a deck.

HOA & Amenities
Unlike many other condo complexes, there are no recreational amenities directly within the Element neighborhood. However, it’s about 1.3 miles to Confluence Park. It’s a large resort style recreation area with a large multi-use building, swimming pools, a hot tub, lounge areas, a park and more. We’ve toured nearly every community HOA recreational area here in Valencia and for now, this is one of the best.
There are also trails, a community garden and multiple park areas situated throughout the community.
HOA Costs and Mello Roos
If buying a home here, it’s important to verify both monthly HOA costs and the annual Mello Roos amounts.
Schools & Local Conveniences
At this time there are no convenience shopping or dining locations within the community, but it’s just 2 or 3 miles to plenty of nearby locations. Also, it’s approximately 4 miles to the local mall. Valencia is home to some of the best dining locations in all of Santa Clarita.
Nearby schools include West Ranch High, Rancho Pico Junior High and Oak Hills Elementary. All can be found in the Valencia Westridge community.
The high school and junior high are part of the William S. Hart Union School District and the grade school is in the Newhall School District.
