Overview
Outlook is a new neighborhood of attached, two and three story townhomes available in five plans, ranging in size from approximately 1,692 to 2,690 square feet. These sleek, modern townhomes come with two to four bedrooms, two to three and a half bathrooms, a laundry room, a 2 bay garage, a deck, patio and roof mounted solar panels. Some homes even come with a view! Although there are no neighbors above or below, there are shared common walls.
The well appointed interiors feature open floor plans connecting the living room, dining area and kitchen into one spacious living space. The leisurely primary bedrooms and primary bathrooms are beautifully designed and the secondary bedrooms and bathrooms are equally inviting. Some of the townhomes conveniently include an office or bedroom and full bathroom on the first floor.
Model Descriptions
Here are brief descriptions of some of the home types now under construction. Keep in mind, there are some variations, but the basic descriptions provided are reasonably accurate.
- Outlook Model 1: A three-story townhome spanning approximately 1,692 square feet. Boasting 2 bedrooms, 2.5 bathrooms, and a covered deck, it offers a stylish and comfortable living space.
- Outlook Model 2: Another three-story townhome, this one spans 1,956 square feet, featuring 3 bedrooms and 3.5 bathrooms. Notably, the deck is connected to the primary bedroom for added convenience.
- Outlook Model 3: A three-story townhome covering 1,962 square feet, it comprises 3 bedrooms and 3.5 bathrooms. This model includes a deck, with one bedroom and a full bathroom situated on the first floor.
- Outlook Model 4: This two-story home offers 1,987 square feet of space, featuring 3 bedrooms and 2.5 bathrooms, along with a deck for outdoor enjoyment.
- Outlook Model 5: The largest of the selection, this two-story home spans 2,690 square feet. With 4 bedrooms and 3 bathrooms, including one bedroom and full bathroom on the first floor, it provides ample space for comfortable living. Additionally, it comes with a deck for relaxation and outdoor activities.

In contrast to numerous other condo complexes, the Outlook neighborhood doesn’t feature direct recreational amenities. Nevertheless, Confluence Park is conveniently located about 1.3 miles away. This expansive, resort-style recreation area boasts a large multi-use building, swimming pools, a hot tub, lounge areas, a park, and more. Having toured nearly every community HOA recreational area in Valencia, we can attest that Confluence Park stands out as one of the finest options available.
Furthermore, residents can enjoy trails, a community garden, and various park areas scattered throughout the community.
HOA Costs and Mello Roos
If buying a home here, it’s important to verify both monthly HOA costs and the annual Mello Roos amount.
Schools & Local Conveniences
Currently, there are no convenience shopping or dining facilities within the community. However, plenty of options are available just 2 or 3 miles away. Additionally, the local mall is approximately 4 miles from the neighborhood. Valencia is known some of the eateries in all of Santa Clarita.
Nearby schools include West Ranch High, Rancho Pico Junior High and Oak Hills Elementary. All can be found in the Valencia Westridge community.
The high school and junior high are part of the William S. Hart Union School District and the grade school is in the Newhall School District.
