Overview of Mayfair
The Mayfair neighborhood, built between 1998 and 1999, is one of about 16 subdivisions within the Valencia Northpark community. While not gated, Mayfair is known for its charming atmosphere, privacy, and tranquil setting. Approaching the neighborhood on Medlar Drive, the street transitions to the private Mayfair Drive, adding an extra sense of distinction to the area. Driving through, you’ll see delightful homes and well-maintained, beautifully landscaped common areas.
The homes here are classified as two-story detached condos, but they feel very much like traditional single-family homes. They range in size from approximately 1,234 to 1,419 square feet, with 2 or 3 bedrooms, 2.5 to 3 bathrooms, laundry hookups, and an attached two-car garage. Typically, the living space is on the first floor, while the bedrooms are situated up top. Although most homes have patio sized backyards, others are quite spacious.

Recreational Amenities
Although Mayfair is located within the Northpark community, residents do not have access to Northpark HOA amenities. Instead, the neighborhood offers its own private recreation area, designed as a charming oasis. It includes a custom-designed swimming pool, a soothing hot tub, lounge areas, showers, and restrooms. There’s also a small, shaded park with a bench—perfect for relaxing and taking in the serene atmosphere.

There are two parks located within about a mile of the community. Chesebrough Park, adjacent to North Park Elementary, offers a spacious greenbelt, walking trails, a baseball diamond, and multiple playgrounds. A short drive up Seco Canyon Road, Mountain View Park features beautiful trails and two playgrounds, making it a great spot for outdoor activities—though it doesn’t have a baseball field like Chesebrough.

Nearby schools include Valencia High, Rio Norte Junior High, and North Park Elementary, located just a mile away.
Shopping & Dining
Residents enjoy convenient access to a variety of shopping and dining choices, all just a few minutes away. To the east, you’ll find options at the intersection of Seco Canyon Road and Copper Hill Drive. Head west to discover more at Tesoro Village, or explore North Park Village Square just to the south. Additionally, a pedestrian bridge over Copper Hill Drive ensures safe and easy access to nearby amenities on foot.
