This quiet, well-established neighborhood is made up of three connected subdivisions—Marblehead, Toscana, and Bellagio—all sharing lush landscaping, walkable streets, and a few nice amenities. Since Marblehead was the first phase built, many longtime locals still refer to the entire complex by that original name. But today, most know it as The Palisades.
With its classic layouts and peaceful setting, The Palisades offers a relaxed vibe and a great option for those looking to buy a townhome in one of the more scenic parts of the Santa Clarita Valley.

Neighborhood Overview
As you explore the neighborhood, you’ll find well-maintained common areas, mature shade trees, and thoughtfully landscaped walkways throughout. It’s quiet, peaceful, and has that settled, welcoming feel that makes Stevenson Ranch so appealing. One thing you’ll likely notice right away is the space between the buildings—there’s a nice sense of openness, and many of the homes open directly onto greenbelt areas, adding to that relaxed, outdoor-friendly vibe.
What makes this community a bit unique is that it’s actually made up of three subdivisions: Marblehead, built around 1990, and Toscana and Bellagio, completed between roughly 1998 and 2000. Even with different build years, the architecture and layout come together in a way that feels cohesive and thoughtfully planned.

Home Descriptions
All of the homes here are considered to be two or three story attached townhomes, and many include a split-level layout, where part of the interior is raised just a few steps—adding a bit of charm and character to the design. Sizes range from about 1,200 to 1,650 square feet, with 2 to 4 bedrooms, up to 3 bathrooms, two-car garages, and most include a private porch or patio. Best of all, there are no neighbors above or below—a real plus for townhome living.
The Marblehead and Toscana units typically offer 2 or 3 bedrooms and top out around 1,600 square feet, while Bellagio homes tend to be a bit larger, with up to 4 bedrooms and as much as 1,650 square feet.
And the best part is, there’s no Mello Roos!

Recreational Amenities
All residents in The Palisades enjoy the use of three inviting recreation areas, and no matter which subdivision you live in, you can use all of them. Each has a swimming pool, a hot tub, restrooms and lounge areas. There’s also a half basketball court at the far east edge of the community and and at least one centrally located tot lot for the little ones. That said, guest parking is limited, and that’s something to be aware of if you’re considering a move here.
There are two monthly HOA fees, but one is quite modest. Although details can vary, in most cases, the HOA covers exterior building maintenance, and sometimes other services like water, trash, pest control, or even security. Each complex is different, so it’s always best to confirm exactly what’s included.
As previously mentioned, there is NO Mello Roos!
Schools and Local Conveniences
Nearby public schools include West Ranch High School, Rancho Pico Junior High, and two elementary schools—Stevenson Ranch Elementary and Pico Canyon Elementary. Both elementary schools are located within the Stevenson Ranch community. While not quite walkable, Stevenson Ranch Elementary is slightly closer to The Palisades.
Nearby Parks
There are three county parks in Stevenson Ranch, and all are within about 1.5 miles of The Palisades.
- Richard Rioux Park is just lovely, offering tennis and basketball courts, a baseball diamond, play areas, trails and shaded picnic spots.
- Jake Kuredjian Park sits right next to Pico Canyon Elementary and features trails and grassy open space.
- Pico Canyon Park is perfect for outdoor enthusiasts, with access to mountain trails and even a stair climb for a bit of a workout.

Local Conveniences
Right across the street from the complex is Stevenson Ranch Plaza. Plus, you’re just a short drive—about 1.5 miles—to a wide range of additional shopping and dining options.
