In this quick preview, we’re introducing Jewel—a brand new Lennar neighborhood now under construction in the FivePoint Valencia MLS Area of Santa Clarita. The neighborhood is situated on the northeast corner of Commerce Center Drive and Middleton Street, just next door to the Calla neighborhood.

The Neighborhood
Jewel is situated along the easternmost edge of the community, just west of Six Flags Magic Mountain. It enjoys a convenient spot directly across the street from the brand-new Verve Park, offering residents quick access to open green space, playgrounds, with jogging and biking trails that weave throughout the area.
Like other nearby neighborhoods, Jewel is designed with clean, modern aesthetics and features well-maintained common areas surrounded by drought-tolerant landscaping—both attractive and eco-conscious.
As of September 2025, the model townhomes are finished, with additional homes still under construction. Once complete, Jewel will become another addition to this ever-growing master-planned community.
Jewel Home Descriptions
The homes at Jewel are contemporary three-story paired townhomes ranging from approximately 1,800 to nearly 2,500 square feet. Most offer three or four bedrooms, three and a half bathrooms, a laundry room, and an attached two-car garage. While there are no backyards or patios, each home does come with one or two covered decks.
Exterior designs include a blend of Seaside and Abstract National styles, giving the neighborhood a fresh and modern look. While exact layouts may vary, floorplans typically include a foyer, fourth bedroom, and full bathroom on the first level. The main living area is found on the second floor, with the primary suite and additional bedrooms located on the third.
Just a few blocks from Jewel is the Coral neighborhood, which also features three-story paired townhomes. The homes in Coral are similar in style, but a bit smaller than those found here in Jewel.

Jewel is located within the well known William S. Hart Union School District, with West Ranch High School and Rancho Pico Junior High serving the area. Multiple elementary schools are also nearby.
When it comes to shopping, dining, and entertainment, residents won’t have to go far. You’ll find plenty of options just 2 to 3 miles away—including grocery stores, coffee shops, and restaurants. The Westfield Valencia Town Center mall is just about 4 miles up the road, and Six Flags Magic Mountain is practically next door, offering fun and excitement right around the corner.
