Overview of Element Flats

Currently under construction by Lennar, Element comprises a compact cluster of attached condominiums, also described as stacked flats. Each three-story structure houses eight individual units, sharing common walls and floors. While some units offer direct ground-level access, others require entry through a modest building lobby. From here, residents can either walk along the first-floor corridor or ascend the stairs to access upper-floor units via corresponding corridors. It is important to note that there are no elevators.

These generously-sized flats range from approximately 915 to 2,489 square feet, featuring expansive open living areas that seamlessly integrate the kitchen, dining, and living room. The units vary from one to four bedrooms, with the primary bedrooms being particularly impressive. Each home includes one to three and a half bathrooms, including a primary bathroom directly connected to the primary bedroom.

Some residences boast either a covered or uncovered deck or patio, and in some cases, both. Every unit comes with a laundry room or closet and some have a one or two car garage and an interior storage room situated near the associated unit.

The multi-level units also feature lofts, and some layout variations conveniently include a primary bedroom and bathroom or secondary bedroom and full bathroom on the first floor. Additionally, there are a few large single-level units with ground-level access, eliminating the need for stair climbing.

Element Flat Descriptions

Here are brief descriptions of some of the home types now under construction. Keep in mind, there are more variations for each unit, but the basic descriptions provided are reasonably accurate.

  • Unit 1: Single level home sized at 915 square feet with 1 bedroom and 1 bathroom and a covered deck.
  • Unit 2: Single level home sized at 1,168 square feet with 2 bedrooms and 2 bathrooms and a deck.
  • Unit 3: Single level home sized at 1,426 square feet with 2 bedrooms and 2 bathrooms, a patio and connected garage.
  • Unit 4: Two level home sized at 2,108 square feet with 3 bedrooms and 2.5 bathrooms, a loft and 2 decks.
  • Unit 5: Two level home sized at 2,078 square feet with 3 bedrooms and 3 bathrooms, a loft and 2 decks. One bedroom is downstairs.
  • Unit 6: Three level home sized at 2,449 square feet with 3 bedrooms and 3.5 bathrooms, a loft and 2 decks. Basically, the entry and garage are both on the first level, the primary living space and a secondary bedroom is on the 2nd level and the rest is up top.
  • Unit 7: A spacious single level condo sized at 2,489 square feet with 4 bedrooms, 3.5 bathrooms and a deck.

HOA & Amenities

Unlike many other condo complexes, there are no recreational amenities directly within the Element neighborhood. However, it’s about 1.3 miles to Confluence Park. It’s a large resort style recreation area with a large multi-use building, swimming pools, a hot tub, lounge areas, a park and more. We’ve toured nearly every community HOA recreational area here in Valencia and for now, this is one of the best.

There are also trails, a community garden and multiple park areas situated throughout the community.

If buying a home here, it’s important to verify both monthly HOA costs and the annual Mello Roos amounts.


Schools & Local Conveniences

At this time there are no convenience shopping or dining locations within the community, but it’s just 2 or 3 miles to plenty of nearby locations. Also, it’s approximately 4 miles to the local mall. Valencia is home to some of the best dining locations in all of Santa Clarita.

Nearby schools include West Ranch High, Rancho Pico Junior High and Oak Hills Elementary. All can be found in the Valencia Westridge community.

The high school and junior high are part of the William S. Hart Union School District and the grade school is in the Newhall School District.
