Overview of the New Horizon Condos
Development of the New Horizons complex was completed mid 1980’s. Each condo is a single level, some of which are lower units and others are upper units. Depending on the exact location of the condo, there will be a neighbor above, below and next door which will be separated by common walls. The homes are typically sized from approximately 700 SF to 965 SF as follows:
- 1 Bedroom and 1 bathroom units sized at 700 SF
- 2 Bedrooms and 1 bathroom units sized at 870 SF
- 2 Bedrooms and 2 bathroom units sized at 939 SF
Yes, there are a few odd ball sized units, but the vast majority of condos are sized as described above.
The lower level units come with a small patio while the upper level units have a similar balcony type patio. There are no garages, but there are assigned covered and uncovered carports for resident parking. Some of the covered locations include a small amount of storage. There’s also plenty of visitor parking on the street.

New Horizons HOA Amenities and Local Conveniences
There is a refreshing swimming pool and hot tub that is centrally located in the community. The grounds are quite nice with lush greenbelts and developed trails winding throughout the neighborhood. There are also plenty of mature shade trees helping to keep temperatures down on those hot summer days.
If planning to buy a condo here be sure to verify what is included in your HOA costs. Usually, all exterior structure maintenance is taken care of by the homeowners association. Often there are other expenses included in the HOA costs such as trash, water, security, pest control, etc.
Overall the complex is quite nice and as of 2022 there is exterior painting in progress.
Convenience Shopping & Dining
Residents can walk across the street to for shopping and dining at Bouquet Canyon Plaza. There’s a grocery store, drug store, dining locations and more. There’s another small shopping center a couple blocks up the road. There are multiple nearby bus stops.
Rosedell Elementary School is about 3 blocks away and Saugus High School is less than a mile away. It’s a short drive to the nearest middle school, Arroyo Seco Junior High.
Memorable Past Condo Sale in New Horizons
In the past we have represented both buyers and sellers here and our experience has always been positive. The last condo we sold here was a 2 + 1 upper unit sized at 870 SF. Yes, the home was built in 1985, but it was fresh, clean and well maintained. Combined with the quiet, peaceful and well maintained common area, the first time buyers were very happy with their purchase.
