Lifestyle Choices – Condo, Townhome or House
For many, living in a townhome or condo offers a preferred lifestyle compared to owning a traditional single-family home. Buyers often find that townhomes offer generous living space with smaller yards, resulting in less upkeep. In some cases, depending on the homeowner’s association (HOA), exterior maintenance may be fully covered—an attractive benefit, although HOA dues can sometimes be significant.
While condos are often perceived as a more affordable option than houses, that’s not always the case in Valencia. In fact, condo and townhome prices here are often higher compared to other areas of Santa Clarita.
Additionally, in some of Valencia’s newer communities, builders are marketing detached homes as single-family residences, which has caused some confusion among homebuyers. To help clarify the differences between a modern detached condo and a traditional single-family home, we published a detailed post—Be sure to check it out and learn the difference between a modern detached condo and a traditional single family home.
Difference Between Detached and Attached Townhomes or Condos
Basically, there are three types of townhomes and condos found in the area. The first type is an attached unit. This is a single structure shared by two or more residents, but separated by a common walls. The second home type is referred to as a detached home or detached condo. This resembles a house and there are no shared common walls. Each unit looks and feels just like a single family home. Usually, detached homes are situated closer to each other, with very small yards, but most have two car garages.
