The Courthome Collection neighborhood is essentially just one of 16 subdivisions in the Valencia Northpark community. Other Northpark condos can be found in Mayfair and there are some terrific townhomes in Village Walk.

Traversing the Courthome neighborhood on Crown Court Circle, you’ll notice the peaceful, well-maintained atmosphere. The neighborhood is adorned with attractive flower gardens and small greenbelts, ideal for quick dog walks. While it’s not a gated community, the homes are clustered together in a close-knit subdivision, as shown here on the map.

Also, it’s worth noting, Crown Court Circle is a private street and parking is reserved.

Built in the mid-1990s, these detached homes range from approximately 868 to 1,260 square feet and include 2 to 3 bedrooms, 2.5 bathrooms, a 2-car garage, and surprisingly spacious backyards. Typically, the first floor features the primary living space and a convenient half bathroom, with the bedrooms and full bathrooms located up top. Laundry hookups are found in the garage. The thoughtful architectural design maximizes the available space, making each home feel more spacious than might be expected.

  • Model One: Spanning 868 square feet, this home features 2 bedrooms, 2.5 bathrooms, and a two-car garage. The main living area is situated on the first floor, with all bedrooms located on the second level. Laundry hookups are in the garage.
  • Model Two: At 910 square feet, this slightly larger model offers 2 bedrooms, 2.5 bathrooms, with both bedrooms being dual master suites, each equipped with a full en suite bathroom.
  • Model Three: This model covers 1,187 square feet and typically includes 3 bedrooms, 2.5 bathrooms. The main living space and a half bathroom are on the first floor, while the bedrooms and two full bathrooms are located upstairs.
  • Model Four: The largest option, this home measures 1,260 square feet and generally features 3 bedrooms, 2.5 bathrooms. It often includes a den or office space on the first floor.

HOA & Amenities

Residents of the Courthome Collection, like most in the Northpark community, have access to three outstanding HOA recreational areas. The Sunset Hills recreation area, located about five blocks from the Courthomes, offers a pool, hot tub and half basketball court. The main recreation area features a clubhouse, multiple pools, a hot tub, and much more. Lastly, the Summerglen recreation area provides additional amenities, including swimming and tennis courts.

There are also plenty of trails, paseos, and a pedestrian bridge that provides safe passage over McBean Parkway, connecting you to Chesebrough Park and Northpark Elementary School. Also, the nearby San Francisquito trail system is perfect for hiking, cycling, and more.
