Overview of Homes
The homes in Jasmine are considered to be two story duplex townhomes sized from approximately 2,036 to 2,128 square feet. Each home includes three or four bedrooms, two and a half to three bathrooms, a balcony, small patio and a two car garage. Some homes also come with a loft that could also be used as an office or media room. Built with energy efficiency in mind, the homes also come with solar panels and an electric vehicle charging station.
Interested buyers should be aware, the original homes sold out some time back, but we’re beginning to see resales on the market, so if available it may still be possible to buy. Also, keep in mind there is an annual Mello Roos and monthly HOA cost. If purchasing a home in Jasmine, be sure to avoid unexpected surprises and verify amounts in advance. Be sure to review the HOA rules and regulations as well.

The common areas in and around Jasmine are nicely maintained and have been landscaped with a variety of drought tolerant plants & schrubs. While some might miss the lush lawns commonly found in other Valencia communities, there are a few greenbelts in nearby parks or rest areas.

HOA Amenities and Local Conveniences
Although there are no recreation areas directly in Jasmine, residents enjoy some fantastic HOA amenities at Confluence Park. There are multiple parks, community gardens, a large multi-use building, swimming pools, a hot tub, lounge areas, community gardens, trails, park benches, shade trees and so much more.
Convenience Shopping & Dining
It’s about 2 miles to the nearest convenience shopping and dining at the intersection of Magic Mountain Pkwy and The Old Road. Of course, it’s only about 4 miles to the local mall and many other popular stores and restaurants.
Nearby Schools
Although there are new schools planned in the future, for now the nearest public schools include Oak Hills Elementary, West Ranch High and Rancho Pico Junior High. West Ranch and Rancho Pico are both part of the William S Hart School District.
