The Sand Canyon Condos/townhomes, also known as American Beauty Garden 1, are located just off Soledad Canyon Road in Santa Clarita, adjacent to the Vons shopping center and just below the Sand Canyon community. Regardless of how they’re labeled, the homes here consist of classic side-by-side paired residences—a very common and popular housing style when this neighborhood was developed in the 1970s. Overview of Amer. Beauty Garden 1
The Sand Canyon townhomes are sized from 934 to 2,050 SF. Although there are a few 4 + 3 homes, most homes come with 3 bedrooms, 2 bathrooms and attached, 2 car garage. Most are single story homes and the interior living areas have high vaulted ceilings. Yes, these are classic duplexes meaning, each home shares a common dividing wall with one neighbor. Each home has a front and back yard and most are good sized, much larger than we see in newer townhomes or condos. Overall, the homes are quite nice, a bit unique and there are no neighbors above or below.
There are not many neighborhoods with duplex homes of this classic style. One that that comes to mind would the Sunrise community in the Heart of Valencia. It’s certainly worth considering if interested in buying a similar duplex, but in Valencia as opposed to Canyon Country.
Next, we must explain the confusion regarding the American Beauty neighborhood name, especially as related to condos here in SCV. In Canyon Country there are 11 different subdivisions that include the term “American Beauty.” This is absolutely ludicrous, and poorly thought out by those responsible for such things! Obviously instances like this should be avoided, but there’s nothing to be done now except to deal with it!
HOA Amenities and Local Conveniences
Driving through the neighborhood, it’s obvious there’s a HOA at work, maintaining the neighborhood. Of course the HOA takes care of grounds maintenance, but here they also care for the front yards for every home. There’s a community swimming pool, spa, playground and tennis courts.
Shopping & Dining
The Sand Canyon condos are situated just next door to a Sand Canyon Plaza. There’s a Vons, Starbucks, a bank and more locations to purchase everyday necessities. Slightly further away are dining such as Denny’s, In-N-Out and more.
Schools and Park
Nearby schools include Mitchell Elementary School located just a few blocks away. Canyon High School and Sierra Vista Junior High are a few miles away. Canyon Country Park is located about 1/2 mile away, just off of Soledad Canyon Road.
