California Property Taxes are billed twice a year, but it’s always a bit confusing to determine when they are really due. In addition to the actual due dates, there are other important dates and deadlines for exemptions and such.

The confusion starts with the simple fact that property taxes are administered using the fiscal year calendar. Unless homeowners are active in the business world, our brains usually think in terms of a typical calendar years, not fiscal years. This tax calendar will solve the problem once and for all.

Property Tax Administered According to Fiscal Year

To start things off, the fiscal year starts on July 1st of any given year and ends June 3oth of the following year. The property tax year (fiscal year) runs from July 1 to June 30. Property is taxed as of January 1 for payment in the following fiscal year, starting July 1st of this year, but ending June 30th of the following year.

View the Property Tax Calendar and see all the important dates. In California, property tax installments are due and delinquent as follows:

  • November 1st – First Property Tax Installment Due
  • December 10th – First Installment Delinquent (after 5:00pm)
  • February 1st – Second Installment Due
  • April 10th –  Second Installment Delinquent (after 5:00pm)

If taxes are not paid by the delinquent date, there is a 10% penalty, plus a $10 fee. Then, if taxes aren’t paid by end of the fiscal year, on June 30th, they are defaulted. By the way, here are some great tips on how to save on property taxes.
