Brief Overview of Calla
Calla is one of about 30 neighborhoods in the FivePoint Valencia community and sits right between the Lantana, Clover, and Rowan neighborhoods. Built in two phases and wrapped up in 2024, this ungated neighborhood is made up of stylish, three-story townhomes ranging from roughly 1,621 to 2,124 square feet. While the homes do share side walls, each one stands on its own vertically—so no neighbors above or below. Floor plans include 2 or 3 bedrooms, 2.5 to 3.5 bathrooms, a laundry room, a two-car garage, and a small balcony. If you’re after low-maintenance living, keep in mind these homes don’t have private yards.
Layouts vary a bit, but most have the garage, entry, and either a bedroom or den plus a bathroom on the first floor. Head upstairs and you’ll find the main living space and kitchen on the second level, with the rest of the bedrooms and bathrooms up on the third.

- Plan 4: 2,124 SF with 3 bedrooms, 3.5 bathrooms, living room, kitchen, pocket office, laundry, foyer, deck and garage.


Recreational Amenities
Like all residents in FivePoint Valencia, those living in Calla enjoy access to some of the area’s best shared amenities at Confluence Park—one of the largest HOA recreation centers in Santa Clarita. It features a spacious multi-use clubhouse, multiple swimming pools, a hot tub, lounge areas, playgrounds, parks, and more. In addition, a variety of unique neighborhood parks, community gardens, and open spaces are scattered throughout the community. In fact, there’s a brand new neighborhood park located just across the street to the south and Eastlink park situated next door to the west!
HOA Costs and Mello Roos
Residents at Calla can expect two monthly HOA fees and an annual Mello Roos.
Schools & Local Conveniences
Nearby public schools include Oak Hills Elementary, Valencia Bridgeport Elementary, West Ranch High and Rancho Pico Junior High. West Ranch and Rancho Pico are both part of the William S Hart School District.
It’s approximately 2 or 3 miles to plenty of nearby shopping and dining locations. Also, it’s about 4 miles to the local mall.
