The Quinn Neighborhood

Quinn is situated alongside the Poppy collection at the western end of the FivePoint Valencia community on the south side of Magic Mountain Parkway. KB Home is building both neighborhoods at the same time, and once complete, they will form one connected residential area with shared streets, common areas, and similar architectural styles.

The locals will enjoy access to nearby parks, walking trails, community amenities, Interstate 5, shopping, restaurants, College of the Canyons, University Center, and Six Flags Magic Mountain. The neighborhood is also adjacent to the Lumin collection by Richmond American Homes and just east of the Wren neighborhood by Tri Pointe Homes, placing Quinn in one of the fastest-growing areas of FivePoint Valencia.

Quinn features a collection of detached three-story homes by KB Home with floor plans ranging from approximately 2,105 to 2,665 square feet. All three plans include four bedrooms, three-and-a-half bathrooms and a two-car garage. One of the features we really liked was that all the models included a convenient first floor bedroom that could also be used as an office or den. Along with it comes an adjacent full bathroom.

The main living area is located on the second floor, where you’ll find an open-concept kitchen, dining area, and great room designed for everyday living and entertaining. The third floor is reserved for the primary suite, additional bedrooms, and the laundry room.

Depending on the floor plan, buyers can also enjoy features such as a covered balcony, a second-floor office, and flexible living spaces that make Quinn an excellent choice for growing families or anyone looking for a little more room.

Recreational Amenities

Quinn homeowners will enjoy access to the many parks, trails, and recreational amenities found throughout the FivePoint Valencia community. The centerpiece is Confluence Park, offering resort-style pools, a relaxing spa, shaded lounge areas, and a large multi-use building that’s perfect for community events and gatherings.

Another exciting addition is Vantage Park, currently under construction just south of Magic Mountain Parkway. Once complete, it will feature a second recreation center with a pool, spa, multi-purpose building, playgrounds, and additional outdoor gathering spaces. Nearby Verve Park provides expansive greenbelts, walking trails, playgrounds, and plenty of open space for outdoor recreation.

As with most newer neighborhoods in FivePoint Valencia, homeowners should expect monthly HOA fees along with an annual Mello Roos.

Nearby Schools & Local Conveniences

Nearby schools include West Ranch High, Rancho Pico Junior High and at least two elementary schools from which to choose. Also, it’s a short drive to College of the Canyons and University Center.

Nearby convenience shopping is just a few miles to the east, where you’ll find grocery stores, cafés, and a variety of restaurants. There’s also the mall which is about four miles away. Of course, Six Flags Magic Mountain sits just down the road, adding a bit of extra fun to the neighborhood’s surroundings.
