The Terrace Neighborhood
Built in the 1970s, The Terrace is an ungated townhome community with a classic, timeless vibe. As you enter from Garzota Drive, you’ll immediately notice the mature landscaping — green lawns, shade trees, and peaceful walkways that give the neighborhood a quiet, tucked-away feel. Unlike many newer developments, guest parking is generous and conveniently located throughout the community — a real bonus for both residents and visitors.
The common areas are well cared for, with maintained lawns and landscaped walkways that wind through the neighborhood, connecting homes to the community pool and other shared spaces.
From the aerial view in the video, it’s easy to see how the neighborhood hugs the hillside — likely the inspiration for the name “The Terrace.” This tiered layout gives the area its own unique charm, and some homes enjoy nice views because of it.
Townhome Descriptions
The homes here are attached two-story townhomes ranging from approximately 835 to 1,325 square feet. Floor plans include two or three bedrooms, two or three bathrooms, a laundry closet, a private courtyard, and a detached garage. Some homes also come with an additional carport or assigned parking space.
Most homes follow a similar layout: residents park in their garage or carport, then walk through their private patio to reach the back door entrance.
And here’s a nice perk — no Mello Roos.
Sure, the homes may be a little older, but that often translates to better value. Compared to many newer condos or townhomes in Santa Clarita, The Terrace can be a smart option for first-time buyers, those looking to downsize, or anyone just hoping to stretch their budget a little further. Here’s a post with helpful tips for first time buyers.

The walkways throughout the neighborhood are also a great bonus — perfect for a morning stroll, a brisk walk, or just a relaxing evening outside.
There is a monthly HOA fee, but keep in mind — details can vary, and they do change from time to time. Planning to buy? If possible, double-check the current costs and take a look at the rules and regulations. In most cases, the HOA covers exterior building maintenance, and sometimes other services like water, trash, pest control, or even security. Each complex is different, so it’s always best to confirm exactly what’s included.
