River Village Community Overview

River Village as a whole maintains a fresh and stylish appearance, showcasing a wealth of larger homes. Many residents appreciate the neighborhood’s extensive amenities, including scenic trail systems and a diverse range of offerings that exceed expectations.

River Village, a partially gated community, comprises 8 subdivisions offering a pleasing blend of condos, townhomes, and detached single-family residences. The homes are modern, well-constructed, energy-efficient, and thoughtfully designed, creating a truly beautiful environment.

The condos and townhomes range in size from approximately 1,355 square feet to around 2,600 square feet, while the traditional detached homes start at about 2,700 square feet and go up to just over 4,800 square feet. Scroll down to read brief descriptions about the homes in each neighborhood.

Please note that not all of the neighborhoods within River Village are gated. The Kensington, Providence, and Hartford neighborhoods collectively feature gated access and are located on the north side of Newhall Ranch Road. Meanwhile, the Concord condo neighborhood, also on the north side, stands as a non-gated section set apart from the others. On the south side, the Charleston, Brookville, and Heirloom neighborhoods are gated, whereas the Lexington neighborhood is not. Each of these neighborhoods boasts remarkable aesthetics, with well-maintained grounds.

River Village HOA’s & Amenities

Residents on the south side of the Newhall Ranch Road enjoy terrific amenities including a clubhouse, large swimming pool, spa, kiddie pool and more. On the north side, Hartford, Kensington and Providence share a pool, spa, playground and BBQ area. Concord has its own amenities which also include a clubhouse, community pool, spa and a playground.

Just next to the un-gated Lexington subdivision, there is a neighborhood park called Duane R. Harte Park. There’s a children’s playground, a very large greenbelt and developed trails around the perimeter. If you’re up for a longer hike, there is the lovely River Village Park Trail, connecting all the way up to Newhall Ranch Road.

HOA’s and Mello Roos
Each neighborhood comes with a HOA cost and some even have 2. Although most homes have a mello roos, many of those in the Lexington subdivision do NOT. If planning to purchase a home here, be sure to VERIFY amounts before making an offer.


Schools & Local Conveniences

Although there are schools nearby River Village, there are none directly within the community. The nearest high school is Saugus High. The closest middle school is Arroyo Seco Junior High. There are a couple of nearby elementary schools including Emblem Elementary and Rio Vista.

Local Conveniences
There are a large variety of nearby shopping and dining establishments located about a mile down the street on all four corners of Bouquet Canyon Road and Newhall Ranch Road. There are also banks, a gas station, grocery stores and much more. Oh yeah, don’t forget the Starbucks drive thru too!

Neighborhoods of River Village

The above map provides a reasonably accurate representation of the way neighborhoods are divided on either side of Newhall Ranch Road. As mentioned, there are 8 different subdivisions. Kensington, Providence and Hartford are situated together and share amenities. Concord is separated on it’s own. Brookview and Heirloom are mixed together in the same area. Charleston and Lexington each have their own areas. Lexington is NOT gated and that’s also where the public park is situated.

The Homes in River Village

Usually, the classic detached homes in Charleston, Brookville, Heirloom, and Lexington are generously proportioned. A significant number of these homes boast three-bay garages, front and back yards, and a select few even feature a Next Gen® Suite. Additionally, certain properties come complete with built-in swimming pools, hot tubs, and picturesque scenic vistas. The detached residences in Providence tend to be more compact compared to other options. They typically feature two-bay garages and, although there are some exceptions, most of them have minimal or no front yards and smaller backyards.

  • Charleston: These homes were constructed between 2013 and 2015, offering spacious living spaces exceeding 3,800 sq ft, featuring 5 or 6 bedrooms and 4 or 5 bathrooms.
  • Brookville and Heirloom: These neighborhoods offer 4 to 5 bedroom residences ranging from approximately 2,734 to 3,857 sq ft.
  • Lexington: These large 4 and 5 bedroom houses, primarily built from 2012 to 2014, include the appealing option of a Next Gen® Suite, providing a “Home within a Home®” for multi-family living. Additionally, some homes in this area are exempt from Mello Roos.
  • Kensington: A small group of large, multi-level 4 to 5 bedroom townhomes built around 2015 sized from about 2,399 to 2,624 sq ft. If looking for a Next Gen® Suite home for multi-family living, these might be worth looking at.
  • Providence: An assortment of cute detached homes ranging from approximately 2,101 to 2,349 sq ft with 4 to 5 bedrooms.
  • The units here range in size from approximately 1,635 to 1,732 sq ft, offering 3 to 4 bedrooms and an attached 2-car garage. Learn more about the Hartford and Kensington townhomes neighborhoods.
  • Concord: Developed by Lennar, this condominium community presents homes ranging from 1,355 to 1,621 sq ft, with 2 to 3 bedrooms, 2.5 bathrooms, and a loft. Construction was completed as of 2021. Here’s a report specifically about the Concord Neighborhood.
