Spanning a large area, Northbridge is located north of Newhall Ranch Road and east of McBean Parkway, with homes on both sides of Decoro Drive. This well-planned neighborhood offers stunning homes, a scenic park, and an extensive paseo system, making it a truly connected and welcoming place to live.

Valencia Northbridge Community Overview
Northbridge is a beautifully established community that played a key role in shaping future developments in North Valencia. With its mature shade trees and lush landscaping, it remains one of the most desirable neighborhoods in Santa Clarita. If you’re exploring the area, you might also want to check out the Valencia Northpark community which is located just next door to the north. Also, the lovely Valencia Bridgeport community is situated to the south, just across Newhall Ranch Road.
Developed in the 1990s, Northbridge was one of the first master-planned communities in the northern portion of Valencia. While every Valencia neighborhood has something unique to offer, Northbridge stands out with its charm, well-maintained common areas, and lush greenery.
One of its most impressive features is its extensive paseo system—a network of scenic trails, pedestrian bridges, and green spaces that seamlessly connect the subdivisions. As shown on the map, these paseos connect residents to recreational areas, the park, an elementary school, shopping centers, and neighboring communities.

Diverse Homes & Architectural Styles
Northbridge consists of approximately 18 subdivisions, offering a wide variety of home styles and sizes. Traditional single-family homes often include two, three, or even four-car garages, with nearly all featuring both front and backyards—some with picturesque views. Housing options range from cozy one-bedroom condos in Rose Arbor, townhomes in Cheyenne to upscale homes exceeding 4,000 square feet.
HOA & Mello Roos
Residents of Northbridge should note that the community does have monthly HOA fees, but the good news is that the Mello Roos has expired for most homes. However, if you’re planning to buy, be sure to verify!

Northbridge Amenities
Like many communities in Valencia, Northbridge features an extensive paseo system that winds throughout the neighborhood. These scenic paths are perfect for walking or jogging and lead to charming pedestrian bridges that provide convenient access to the elementary school, a park, and even nearby shopping and dining. Some might argue that these trails are among the most beautiful and useful in all of Santa Clarita.
There are multiple well maintained community recreation areas conveniently situated in different locations throughout the community. These outdoor spaces include swimming pools, hot tubs, kiddie pools, lounge areas, restrooms and more. There is also a main clubhouse, separately located tennis courts with lights, one area has a half basketball court, two other areas include tot lots. Obviously, the amenities are terrific and the children even enjoy swim team meets during the summer. It’s all great fun!
Northbridge Park
Northbridge Park is a beautiful, spacious community park conveniently connected to the elementary school. Tall shade trees line the perimeter, creating a peaceful and inviting atmosphere. The park is easily accessible by street, pedestrian bridge, sidewalks, and scenic trails.
Amenities include covered barbecue areas, basketball courts, and an inclusive playground, making it a perfect spot for families. The expansive grassy area provides plenty of space for outdoor activities, from picnics to kite flying. Tucked away in the neighborhood, this park is a hidden gem—usually uncrowded and primarily enjoyed by local residents.




Schools & Local Conveniences
Nearby schools include Valencia High, Rio Norte Junior High, Arroyo Seco Junior High and Helmers Elementary is situated centrally within Northbridge. It’s easy walking for the grade school children, and the bridge connection helps to avoid crossing streets.
The local school district offers grades K-12 and higher education can be pursued at either of the three local colleges. We have College of the Canyons, Cal Arts and Master’s College all located in Santa Clarita. Then, Cal State University of Northridge is a short commute to the south.
Local Conveniences
Northbridge has plenty of convenience shopping & dining at 2 nearby shopping centers, the Bridgeport Marketplace and Northpark Village Square. Local shopping and dining locations include Wolf Creek Restaurant, Tomato Joe’s Pizza, Ralph’s Market, Valley Marketplace, Marston’s Restaurant, California Pizza Kitchen, Banks, Cleaners, Medical and more.

Neighborhoods of Northbridge
Here we’ve provided brief descriptions about each of the subdivisions making up Northbridge.
Avalon: Located west of McBean Parkway and north of Decoro Drive, Avalon features two-story homes with open floor plans and vaulted ceilings. The neighborhood is close to schools, parks, and shopping, offering great views. Homes range from 1,502 to 2,200 square feet, with three- and four-bedroom layouts.
Avignon: Situated outside the Northbridge community, west of McBean Parkway off Magic Mountain Parkway, Avignon is an exclusive townhome community built between 1998 and 1999. Nestled next to the Valencia Country Club and near the mall, residents enjoy easy access to golf, shopping, and dining. These luxurious two-, three-, and four-bedroom townhomes feature attached garages and range from 1,900 to nearly 3,000 square feet. See our detailed report on the gated Avignon community.
Berkshire: Located east of McBean Boulevard and south of Decoro Drive, just off Grandview Drive, Berkshire features detached single-family homes built in 1993 and 1994. These three- and four-bedroom homes range from 1,600 to 2,400 square feet
Brighton Village: Situated north of Newhall Ranch Road, off Grandview Drive, Brighton Village is a small neighborhood of detached condos on compact lots. Within walking distance of Bridgeport Marketplace, residents enjoy nearby dining and shopping. Homes feature three or four bedrooms, attached garages, and range from 1,184 to 1,770 square feet.
Brock: Located east of McBean Boulevard and south of Decoro Drive, off Grandview, Brock is a small collection of traditional homes near Northbridge Park and an elementary school. Built between 1993 and 1995, these two- and three-bedroom homes range from 1,650 to 2,250 square feet.
Castlerock: Located east of McBean Boulevard, north of Newhall Ranch Road, off Hillsborough Parkway, Castlerock consists mostly of five-bedroom homes ranging from 2,950 to over 3,500 square feet.
Cheyenne: Built from 1998 and 1999, the Cheyenne townhome neighborhood is situated east of McBean Pkwy and north of Newhall Ranch Road, off Hillsborough Parkway. This charming neighborhood features its own amenities, including a pool, spa, and basketball court. With a unique long-road entry lined with lamp posts, the homes offer two- and three-bedroom layouts, attached garages, and range from 1,020 to 1,433 square feet.
Cottage Hill: Located west of McBean Parkway and south of Fairview Drive, Cottage Hill features cottage-style detached homes built between 1989 and 1992. Mostly three-bedroom homes, many include upstairs lofts and spacious backyards, ranging from 1,355 to 2,000 square feet.
Country Gate: Situated west of McBean Boulevard, north of Newhall Ranch Road, and on Hillsborough Parkway, Country Gate features charming cottage-style homes similar to those in Cottage Hill. Built between 1989 and 1992, these two- and three-bedroom homes offer great backyards, some with scenic views.
Coventry: A small collection of traditional homes east of McBean Boulevard and north of Decoro Drive, off Grandview, Coventry was built in 1993 and 1994. Homes range from 1,525 to 2,280 square feet, offering three- and four-bedroom layouts.
Ivywood: Located east of McBean Boulevard, just north of Newhall Ranch Road, off Hillsborough Parkway, Ivywood consists of detached homes built around 1989. Offering three-, four-, and five-bedroom layouts in both one– and two-story designs, homes range from 1,650 to just under 3,000 square feet.
Kentwood: Situated east of McBean Boulevard and north of Decoro Drive, off Grandview, Kentwood features five-bedroom homes, with some options for three-, four-, and six-bedroom layouts. Built between 1995 and 1997, these homes range from 2,100 to over 3,200 square feet.
Lexington: Built between 1994 and 1996, Lexington features traditional four- and five-bedroom homes, typically ranging from 2,000 to 3,000 square feet, with some exceeding that size.
Montage: Located east of McBean Boulevard, north of Decoro Drive, off Hillsborough Parkway, Montage features four- and five-bedroom homes, mostly built between 1990 and 1991. Most homes exceed 3,000 square feet.
Montaire: Integrated within the Montage community, Montaire features similar homes, often slightly larger in overall size.
Montana: Positioned at the southern edge of Northbridge, just north of Newhall Ranch Road, Montana consists of two-story townhomes with attached garages, fireplaces, and private enclosed patios. The neighborhood has its own amenities, including a pool and spa, and is conveniently located next to Bridgeport Marketplace for dining and shopping. Rose Arbor: Located at the southern edge of Northbridge, across from Cheyenne, Rose Arbor is a popular attached condo community. These homes feature attached garages, fireplaces, and private patios, along with a community pool and spa. Floor plans include one- and two-bedroom models, ranging from 592 to 863 square feet. Sandalwood: Located east of McBean Boulevard, north of Decoro Drive, off Grandview Drive, Sandalwood features four- and five-bedroom detached homes built between 1996 and 1999. Homes range from 2,550 to 3,800 square feet.
Traditions: Spread across three locations in Northbridge, the primary Traditions neighborhood is east of Hillsborough Parkway, just north of Cheyenne. These traditional homes range from 1,800 to 3,000 square feet.
Warmington: Built between 1992 and 1994, Warmington consists of three- to five-bedroom homes located just south of Decoro Drive, between Hillsborough Parkway and Grandview Drive. Home sizes range from 2,330 to over 2,900 square feet.
