Tesoro Highlands Community Guide
Tesoro Highlands is a new home development located at the top edge of the Tesoro Del Valle community in Valencia of Santa Clarita. The community will include approximately 1,270 acres of land with up to 13 new neighborhoods and around 820 homes. Four of the neighborhoods are intended specifically for the 55+ crowd. The neighborhoods will be gated at various locations while providing access to 22 miles of improved trails. The two builders for the project are Lennar and Toll Brothers.

UPDATE– March 2026: Since our last visit, Tesoro Highlands has seen steady progress across multiple neighborhoods. Construction is now complete in Alta Monte and Bella Terra, with only a small number of quick-move-in homes still available. Lennar continues active building in Arches and Montilla, where additional home sites are still open. Work is also moving forward on the main Retreat recreation center, which is currently scheduled to open later this summer. In the age-restricted communities, construction has wrapped up in Paseo, Estrada and Toscana. However, there are still plenty of homes available in Sierra Bella.

Overview of Tesoro Highlands
The new subdivisions in Tesoro Highlands currently include Arches, Montilla, Bella Terra, Alta Monte, Campana, Toscana, Estrada, Paseo, Avila and Sierra Bella. Toll Brothers is responsible for the luxury homes in Bella Terra and Alta Monte, while Lennar is leading the development of the remaining communities. Both builders have skillfully designed the homes to complement the natural beauty of the area, incorporating the scenic hillsides and open spaces into the layout.
Construction Progress
Construction is moving ahead swiftly. Lennar continues to move quickly on Arches and Montilla and plenty of homes are still available. In Bella Terra and Alta Monte, Toll Brothers is all but finished with their luxury homes.
The seasonal views here in all these neighborhoods are lovely and truly enhance the charm of the community. Residents are also delighted with the expansion and enhancements of the trails, always a popular attraction among homeowners.

Lennar has also wrapped up construction on the final homes in Campana, while Avila has been complete for some time. At this point, building is essentially finished across the first four 55+ neighborhoods. Toscana, Paseo, and Estrada are now fully complete, and two of the three Sierra Bella sections have also been finished, with the remaining phase currently under construction.
Active adult buyers will appreciate that many of these 55+ homes feature single-story floor plans, offering a comfortable, low-maintenance lifestyle.
Gated Neighborhoods
Many of the subdivisions will feature gated access, including Arches, Montilla, Avila, Alta Monte, and Bella Terra, which will share common gates. The 55+ neighborhoods will also share their own exclusive gated entrances.
We’re especially excited about the new active adult neighborhoods—Sierra Bella, Toscana, Paseo, and Estrada—collectively known as The 55+ Villas at Tesoro Highlands.
When it comes to buying a home, there are currently only a handful of age-restricted neighborhoods in the Santa Clarita Valley. While rental communities do exist, having more homeownership opportunities for seniors is a welcome and much-needed addition to the area.

Neighborhood Amenities
There are two recreation centers, namely The Retreat and The Oasis. The Oasis 55+ recreation area is complete and the Retreat is expected to open in the summer of 2026. The Retreat is designated as the main recreation hub for ALL residents, while The Oasis is intended only for the 55+ crowd. Residents will enjoy clubhouses, swimming pools, hot tubs, lounge areas, a fitness center and more. There are also multiple park areas, extended trail systems, and various other amenities. The objective here has always been to establish inviting gathering spots that facilitate resident interaction and socialization.

Schools & Local Conveniences
The schools nearby are the same as those for all of Tesoro. Tesoro Del Valle Elementary is situated centrally within Tesoro Del Valle. Rio Norte Junior High School is across Copper Hill Drive and it’s just a short drive to Valencia High School.
The elementary school is part of the Saugus Union School District. Valencia High and Rio Norte are both part of the William S. Hart School District.
Local Conveniences
Of course, Tesoro Village has been around a while. It’s a local favorite and located at the bottom of Tesoro. There are also several other convenience locations such as Havana Savannah, El Pollo Loco, a gas station with a convenience store and more.

Tour of the Arches & Montilla Neighborhoods – 2026 Update
Construction at Arches and Montilla is moving along nicely, so we’ve updated our video to include new aerial footage of the neighborhood along with interior clips from the model homes and helpful insights for buyers considering these two Lennar collections at Tesoro Highlands.
Lennar is over half way done with the Arches and Montilla neighborhoods, which are grouped together in the same area. The model homes have been complete for some time and the construction of additional homes continues. Both are located just north of Toscana, and will share gated access along with Avila, Alta Monte and Terra Bella.
Brief descriptions of these Arches and Montilla homes are outlined below.
The homes here are quite large, typically ranging from approximately 3,400 to just over 4,600 square feet. Each comes with a two or three-bay tandem garage, at least four bedrooms, up to four and a half bathrooms, a spacious bonus room and generously sized yards, some with lovely mountain views.
Touring the model home interiors, the main living areas on the first floor showcase open-concept layouts, modern kitchens, a dining area, media room or office, convenient powder room, and most plans include a downstairs bedroom with a connected bathroom. Upstairs, you’ll find the the primary bedroom and bathroom, secondary bedrooms and bathrooms, a laundry room and a versatile bonus room, perfect for a multiple uses. Also, two of the models include multi-gen spaces.
Bella Terra and Alta Monte Neighborhoods at Tesoro Highlands
Toll Brothers is actively developing two exceptional home collections within the gated communities of Alta Monte and Bella Terra. We toured the model homes and home sites in late 2024, and as of April 2025, many of the homes are now complete. From the very beginning, Toll Brothers has made remarkable progress—and their work continues to impress!
Brief descriptions of these collections are outlined below, but take a look at our extensive report dedicated to Alta Monte and Bella Terra.
- Bella Terra Description: The Bella Terra collection is set to offer single-story homes situated on spacious lots, available in three distinct floor plans. Ranging from approximately 3,400 to 3,700 square feet, these residences will feature 4 to 6 bedrooms and 4.5 to 6.5 bathrooms, complemented by 3 and 4-car garages. Each home will also include a flexible living space, outdoor living areas, and a variety of customizable options to suit individual preferences.
- Alta Monte Description: The Alta Monte collection is comprised of spacious two-story homes, featuring three unique floor plans. These residences range in size from approximately 4,700 to 5,700 square feet, offering 5 to 6 bedrooms and 5.5 to 6.5 bathrooms, along with 3 and 4-car garages. Designed for flexibility and convenience, the homes include versatile flex rooms, lofts, and a bedroom with a full bathroom on the ground floor. Some models boast dual stairs, luxurious high ceilings, and various other upscale features.
Avila Neighborhood at Tesoro Highlands
Approaching Avila along Avenida Sierra Madre, you’ll notice how this collection blends seamlessly with the adjacent collections of Arches and Montilla to the west, and Alta Monte and Bella Terra to the north. Together, these five gated collections form one larger neighborhood setting, featuring drought-tolerant landscaping along well-maintained streets, sidewalks, and walking paths throughout.

In this latest video, you’ll notice that many of the homes in Avila are now fully landscaped, with some homeowners adding built-in swimming pools and transforming their backyards into private outdoor retreats. You’ll also get a look at the nearly completed HOA recreation area, known as The Retreat, which is expected to open in the summer of 2026.
Avila – Built by Lennar
All three Avila models are two-story residences, each featuring a 3-bay tandem garage and a California room. Offering versatility in design, each model is presented in three exterior styles: Spanish Colonial, California Ranch, and Adobe Ranch. With generous dimensions ranging from 3,897 to 4,527 square feet, these homes boast 4 to 5 bedrooms and 3.5 to 5.5 bathrooms, characterized by open and spacious primary living areas. Each model includes a second-floor bonus room or loft, and select homes may feature an office or den. The largest model may even incorporate a private suite on the first floor, complete with a separate entry, living room, full bathroom, and bedroom.

- Avila 1 Model: Sized at approximately 3,897 SF with 4 bedrooms and 3.5 bathrooms and a 1st floor office.
- Avila 2 Model: Sized at approximately 4,108 SF with 5 bedrooms and 4.5 bathrooms and the 5th bedroom is located downstairs.
- Avila 3 Model: This model is the largest, sized at approximately 4,527 SF with 5 bedrooms and 5.5 bathrooms and a 1st floor private suite with with it’s own separate entry.
Campana Neighborhood at Tesoro Highlands
While some of the aerial footage in this Campana tour is a bit dated, the model home walkthroughs are still very helpful—especially for anyone considering a future move into the Campana collection. It’s a great way to get a feel for the floor plans and overall style until we update the video with more recent clips.
Campana – Built by Lennar
The Campana models were the very first models to open are all two story homes with open floor plans, flexible space with plenty of options from which to choose.
- Campana 1 Model: Sized at approximately 3,104 SF with 3 bedrooms and 3.5 bathrooms.
- Campana 1X Model: Sized at approximately 3,351 SF is similar to the 1st model but with a 4th bedroom upstairs.
- Campana 2 Model: Sized at approximately 3,275 SF with 4 bedrooms and 4 bathrooms.
- Campana 3 Model: Sized at approximately 3,919 SF with 5 bedrooms and 4.5 bathrooms.
Sierra Bella 55+ at Tesoro Highlands
Also Built by Lennar, the homes in Sierra Bella include a combination of one and two story models sized from approximately 1,693 to 2,269 square feet. Generally, each home comes with 2 bedrooms, a den or office, 2 to 2.5 bathrooms. However, the largest model has 2 full bathrooms and 2 half bathrooms. The homes come with a California room and a two car garage. The two-story models also have a bonus room. Although the first Toscana collection is done and dusted, Toscana II is now underway and offers the same three single-story models offered in the original Toscana 55+ neighborhood. Each home includes an office and a California Room, all built by Lennar.
- Toscana 1 Model: Single story sized at approximately 2,205 SF with 2 bedrooms and 2.5 bathrooms.
- Toscana 2 Model: Single story sized at approximately 2,257 SF with 2 bedrooms and 2.5 bathrooms.

Built by Lennar, the Paseo homes are all single-story and very similar to Toscana, though generally a bit larger. Two of the models include a Casita or Multi-gen suite for added flexibility.
